LEGAL DESCRIPTION:
The north 100 feet of Lots 12-14,Block 6,Earlington Addition,according to the plat therof recorded in Volume 14 of
plats,page 7,in King County,City of Renton,Washington.
Whereas the Grantor(s),Owner(s)of said described property,desire to impose the following restrictive covenants
running with the land as to use,present and future,of the above described real property.
NOW,THEREFORE,the aforesaid Owner(s)hereby establish,grant and impose testtictions and covenants running
with the land hereto attached described with respect to the use by the undersigned,his successors,heirs,and assigns
as follows:
Community Assets: The owner(s)of the above described property,their successors,heirs and assigns,hereby
agree and covenant to plant and maintain two ornamental trees,a minimum caliper of 1-1/2 inches(deciduous)or 6-8
feet in height(conifer)within the 20 foot front yard setback area. They also agree to maintain the 48"big leaf maple
on site. This covenant is a condition in accordance with the City of Renton Administrative Short Plat Report and
Decision LUA 06-154.
Duration: These covenants shall run with the land. Any violation or breach of these restrictive covenants may be
enforced by proper legal procedures in the Superior Court of King County by either the City of Renton or any property
owners adjoining subject property who are adversely affected by said breach.
