Assessor's Property Tax Account Number: 182305-9238-03 1 • USE RESTRICTION COVENANT This covenant is being recorded in the real property records of King County, Washington, in satisfaction of the requirements of Renton Municipal Code 4-1-160.F.1.a, and in accordance with the Fair Housing Act, 42 U.S.C. §§ 3601-3631, as it exists or may be amended. The undersigned is the owner of the property described on page 1 of this covenant (the "Property"). Each and every residential unit of the Property shall be occupied by either (a) one resident, who is sixty-two (62) years of age or older, or (b) a household in which at least one resident is sixty- two (62) years of age or older; this requirement must be satisfied as of the commencement date of the lease. In addition, none of the residential units of the Property shall be occupied by residents younger than eighteen(18) years of age. This covenant shall run with the land in perpetuity and shall bind the grantor and the grantor's heirs, personal representatives, successors in interest and assigns. If a violation of this covenant occurs, the City of Renton shall, prior to taking any enforcement action, provide the then current owner of the Property written notice of such violation at the mailing address in the King County Assessor records respecting the Property, and the owner shall thereafter have thirty (30) calendar days to cure the violation. If the owner of the Property fails to timely cure the violation, the City of Renton may impose any applicable impact fees at the then-existing rate, penalties, and/or monetary damages to any of the affected or impacted properties.
