OThe parties hereto do hereby covenant and restrict their
prerty such that the individual lots of the short plat shall
not be sold, nor built upon, until the on and off-site
improvements have been installed, which consists of water main,
sanitary sewer, curbs, gutters and sidewalks, private road, storm
drainage and landscaping. This covenant shall not restrict the
parties hereto from selling the four western lots of the short
plats (lots 2 and 3 of each short plat) , in their entirety, to a
third party.
