DECLARATION OF COVENANT
THE OWNERS OF THE LAND EMBRACED WITHIN THIS SHORT PLAT, IN RETURN
FOR THE BENEFIT TO ACCRUE FROM THIS SUBDIVISION, BY SIGNING HEREON
COVENANT AND AGREE TO CONVEY THE BENEFICIAL INTEREST IN THE NEW
PRIVATE EASEMENTS SHOWN ON THIS SHORT PLAT TO ANY AND ALL FUTURE
PURCHASERS OF THE LOTS, OR OF ANY SUBDMSIONS THEREOF. THIS
COVENANT SHALL RUN WITH THE LAND AS SHOWN ON THIS SHORT PLAT.
PRIVATE ACCESS AND UTILITIES MAINTENANCE AGREEMENT
THE OWNERS OF LOTS 1 - 4 SHALL HAVE AN EQUAL AND UNDIVIDED INTEREST IN
THE OWNERSHIP AND RESPONSIBILITY FOR MAINTENANCE OF THE PRIVATE
ACCESS EASEMENT APPURTENANCES. THESE APPURTENANCES AND
MAINTENANCE RESPONSIBILITIES INCLUDE THE REPAIR AND MAINTENANCE OF
THE PRIVATE ACCESS ROAD, DRAINAGE PIPES, AND STORM WATER QUALITY
AND/OR DETENTION FACILITIES WITHIN THIS EASEMENT, PRIVATE SIGNAGE, AND
OTHER INFRASTRUCTURE NOT OWNED BY THE CITY OF RENTON OR OTHER
UTILITY PROVIDERS. MAINTENANCE COSTS SHALL BE SHARED EQUALLY.
PARKING ON THE PAVING IN THE ACCESS EASEMENT IS PROHIBITED, UNLESS
PAVEMENT WIDTH IS GREATER THAN 20 FEET. THE PRIVATE ROAD IS TO REMAIN
OPEN FOR EMERGENCY AND PUBLIC SERVICE VEHICLES AT ALL TIMES.
GENERAL NOTES
1. THIS SURVEY IS BASED OFF TITLE REPORT PROVIDED BY FIRST AMMCAN TITLE
COMPANY, POIJCY NUMBER 4211- 2361253, DATED DECEMBER 8, 2014 AT 7:30 A-M.
2. INSTRUMENTATION FOR THIS SURVEY WAS A 3- SECOND NIKON NiVO 5.0 TOTAL
STATION. PROCEDURES USED IN THIS SURVEY MEET OR EXCEED STANDARDS SET
BY WAC 332 -130 -M AND WAC 332- 134 -100.
3. THE INFORMATION ON THIS MAP REPRESENTS THE RESULTS OF A SURVEY MADE IN
OCTOBER 2013 AND CAN ONLY BE CONSIDERED AS INDICATING THE GENERAL
CONDITIONS EXISTING AT THAT TIME.

THE LOTS CREATED HEREIN FALL WITHIN ZONE 1 OF RENTON'S AQUIFER
PROTECTION AREA A14D ARE SUBJECT TO THE REQUIREMENTS OF THE CITY OF
RENTON ORDINANCE #4367. THIS CITY'S SOLE SOURCE OF DRHGNG WATER IS
SUPPLIED FROM A SHALLOW AQUIFER UNDER THE CITY SURFACE. THERE IS NO
NATURAL BARRIER BETWEEN THE WATER TABLE AND GROUND SURFACE.
EXTREME CARE SHOULD BE EXERCISED WHEN HANDUNG OF ANY LIQUID
SUBSTANCE OTHER THAN WATER TO PROTECT FROM CONTACT WITH THE
GROUND SURFACE. IT IS THE HOMEOVMER'S RESPONSIBILITY TO PROTECT THE
CITY'S DRIWING WATER.
