ORDINANCE NO. 4952
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON,
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTY WITHIN THE CITY OF RENTON FROM RC (RURAL
CONSERVATION - 1 DU/10AC) TO R-5 (RESIDENTIAL - 5 DU/AC) (ST.
CLAIRE REZONE, FILE NO. LUA-01-055,ECF,R,PP,AAD).
WHEREAS, under Section 4.2.020 of Chapter 2, Land Use Districts, of Title IV
(Development Regulations) of Ordinance No. 4260 entitled "Code of General Ordinances of the
City of Renton, Washington," as amended, and the maps and reports adopted in conjunction
therewith, the property hereinbelow described has heretofore been zoned as RC (Rural
Conservation, 1 du/lOac); and
WHEREAS, Lazarus Land Corporation initiated a proceeding for change of zone
classification of said property on April 16, 2001. This matter was duly referred to the Hearing
Examiner for investigation, study, and public hearing, and a public hearing having been held
thereon on or about August 21, and September 4, 11, and 13, and said matter having been duly
considered by the Hearing Examiner, with the Hearing Examiner's Report and Decision being
issued on October 4, 2001, and the Minutes being issued separately on December 6, 2001; and
WHEREAS, a Request for Reconsideration to the Hearing Examiner was filed on or
about October 18, 2001, and the Hearing Examiner having denied the request on November 16,
2001; and
WHEREAS, a citizens' appeal to the City Council was received on or about November
30, 2001, and the City Council having denied the appeal and affirmed the decision of the Hearing
Examiner on December 17, 2001; and

WHEREAS, said zoning request being in conformity with the City's Comprehensive
Plan, as amended by Ordinance No. 4855, and as conditioned by the City Council in its meeting
of December 21, 2001, and the City Council having duly considered all matters relevant thereto,
and all parties having been heard appearing in support thereof or in opposition thereto;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON, DO ORDAIN AS FOLLOWS:
SECTION I. The following described property in the City of Renton is hereby
rezoned to R-5 (Residential, 5 du/ac), as hereinbelow specified. The Economic Development,
Neighborhoods, and Strategic Planning Administrator is hereby authorized and directed to
change the maps of the Zoning Ordinance, as amended, to evidence said rezoning, to wit:
See Exhibit "A" attached hereto and made a part hereof as if fully set forth herein.
(Said parcel, approximately 4 acres, is located in North Renton in the lower May Creek
Basin, south of the new LaCrosse [Stafford Crest] subdivision, between Lincoln Avenue
NE to the west and Aberdeen Avenue NE to the east, and between NE 31st Street to the
south and NE 33rd Place to the north.)
SECTION II. This ordinance shall be effective upon its passage, approval, and
five days after publication.
