ORDINANCE NO.4217
AN ORDINANCE OF THE CITY OF RENTON,WASHINGTON
ESTABLISHING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES ANNEXED TO THE CITY OF RENTON TO SINGLE-FAMILY
RESIDENTIAL (R-1)(FETTERLY REZONE -A-OOS-BB).
WHEREAS,under Chapter 7,Title IV (Building Regulations)of
Ordinance No.1628 entitled "Code of General Ordinances of the City
of Renton,"as amended,and the maps and reports adopted in
conjunction therewith,the property hereinbelow described has not
been zoned in the City of Renton;and
WHEREAS,said property owners petitioned the City of Renton for
annexation and concurrent rezoning,which said annexation having
previously been approved and the property annexed to the City of
Renton,and the city council having held two public hearings to
consider this zoning application,the first hearing being held on
October 17,1988,and the second hearing being held on April 17,
1989,said zoning request being in conformity with the city's
comprehensive plan,as amended,and the city council having duly
considered all matters relevant thereto,and all parties having been
heard appearing in support thereof or in opposition thereto,
NOW,THEREFORE,THE CITY COUNCIL OF THE CITY OF RENTON,
WASHINGTON DO ORDAIN AS FOLLOWS:
The following described property in the City of
Renton is hereby zoned to R-l (Single-Family Residential)as
hereinbelow specified;the Planning Manager is hereby authorized and

directed to change the maps of the Zoning Ordinance,as amended,to
evidence said zoning,to-wit:
See Exhibit "A"attached hereto and made a part hereof as
if fully set forth herein.
(Said property,approximately 5.51 acres,being located
the vicinity of S.E.116th Street and 142nd Avenue S.E.,
adjacent to Hazen High School.)
SECTION II:This Ordinance shall be effective upon its
passage,approval,and five days after its publication.

Exhibit "A"
That portion of Section 10,Township 23 North,Range 5
East,W.M.,King County,Washington,more particularly
described as follows:
Beginning at the intersection of the Northerly Right-
of-Way Line of S.E.116th street said Right-of-Way being 60
feet in width,30 feet each side of centerline,with the
Westerly Right-ot-Way Line of 142nd Ave.SoE.,said Right-
of-Way being 60 feet in width,30 feet each side of
centerline;
Thence Northerly along said Westerly Right-ot-Way Line,
said line also being the existing limits of the City of
Renton,as annexed under Ordinance No.2945,to an
intersection with the North Line of said section 10;
Thence East along said North line to an intersection
with the Northerly extension of the Easterly Right-of-Way
Line of said 142nd Ave.S.E.,a distance of 60 feet more or
less;
Thence Southerly along said Northerly extension and
said Easterly Right-of-Way Line to an intersection with the
South Right-of-Way Line of S.E.118th St.produced Easterly,
said Right-of-Way being 60 feet in width,30 feet each side
of centerline:
Thence North 88°18'03"West along said Easterly
production and said South Right-of-Way Line to a point of
curvature concave to the Southeast,said curve having a
radius of 20 feet and a center that bears South 01°41'57 11
West:
Thence Southerly along said curve an arc length
distance of 31.96 feet to a point of tangency on the East
Right-of-Way Line of 141st Avenue S.E.,said Right-of-Way
being 60 feet,30 feet each side of centerline:
Thence North 00°08'10"East along said East Right-of-
Way Line and its Northerly production to an intersection

Park as recorded in Volume 77 of Plats,page 37,Records of
King County,Washington a distance of 380.19 feet;
Thence North 88°17'04"West along said North boundary
line and its Westerly production to an intersection with the
West Right-ot-Way Line of 140th Avenue S.E.,said Right-ot-
Way being 60 feet in width,30 feet each side of centerline;
Thence Northerly along said West Right-of-Way Line to a
point of curvature,said curve being concave to the
Southwest with a radius of 25 feet and a center which bears
North 89°51'03"West;
Thence Northwesterly along said curve an arc length
distance of 38.68 feet to a point of tangency on the South
Right-of-Way Line of S.E.116th st.,said Right-of-Way being

60 feet in width,30 feet each side of centerline,a
distance of 165.49 feet to a point of curvature,said curve
being concave to the Southeast,having a radius of 25 feet
and a center which bears South 01"30'24"West;
Thence Southerly along said curve an arc length
distance of 39.93 feet to a point of·tangency on the East
Right-oi-Way Line of 138th Ave.S.E.(Duvall Ave.N.E.),
said Right-of-Way being 84 feet in width,42 feet each side
of centerline;
