ORDINANCE NO. 3846
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM GENERAL
CLASSIFICATION DISTRICT (G-1) TO RESIDENCE DISTRICT
(R-1) (SINNETT R-007-84)
WHEREAS under Chapter 7, Title IV (Building Regulations)
of Ordinance No. 1628 known as the "Code of General Ordinances of
the City of. Renton, as amended, and the maps and reports adopted in
conjunction therewith, the property hereinbelow described has
heretofore been zoned as General Classification District (G-1) ; and
WHEREAS a proper petition for change of zone classification
of said property has been filed with the Building & Zoning Department
on or about January 12,1984 , which petition was duly referred to the
Hearing Examiner for investigation, study and public hearing, and a
public hearing having been held thereon on or about February 21,
1984, and said matter having been duly considered by the Hearing
Examiner and said zoning request being in conformity with the City' s
Comprehensive Plan, as amended, and the City Council having duly
considered all matters relevant thereto, and all parties having been
heard - appearing in support thereof or in opposition thereto, NOW
THEREFORE,
THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO ORDAIN
AS FOLLOWS:
SECTION I: The following described property in the City
of Renton is hereby rezoned to Residence District (R-1) as hereinbelow
specified; subject to the findings, conclusions and decision of the
Hearing Examiner dated. March '--�5, 1984 ; the Building & Zoning Director
is hereby authorized and directed to change the maps of the Zoning

Ordinance, as amended, to evidence said rezoning, to-wit:
See Exhibit "A" attached hereto and made a part
hereof as if fully set forth herein.
(Said property being located west of Powell Avenue
S.W. and north of S.W. 3rd Place and South of S .
134th Street)
SECTION II: This Ordinance shall be effective upon its
passage, approval and five days after its publication.

That portion of Section 13, Township 23 North, Range 4 East, W.M. , King County,
Washington desribed as follows:
Beginning at the east 1/4 corner of said Section 13;
Thence westerly along the north line of the southeast 1/4 of said Section 13 to the
easterly right-of-way line of Powell Ave. S.W. (82nd Ave. S.) a distance of 710'feet
more or less;
Thence southerly along said east right-of-way line to a point. 140' northerly of the
southwest corner of Lot 21 , Block 4,. of EarlingtonP.lat .as recordediln Volume 14, Page 7,
Records of King County, Washington;
Thence North 72°50'. W. a distance of 60' to the westerly right-of-way line of
Powell Ave. S.W. ;
Thence N 17°03115" E along said westerly right-of-way line a distance of 50.0 feet
to the True Point of Beginning;
Thence N 72°50' W a distance of 110.0 feet;
Thence South 17°10' W a distance of 220.0 feet to the existing city limit line of
Renton as annexed under Ordinance #2913, said existing city limit line being also
thenortheasterly line and its westerly extension of Ryan's First Addition to Earl-
. ington according to the plat thereof, Volume 34, Page 3, Records of King County,
Washington;
Thence North 72°50' W. a distance of 200.0 feet along said city limits;
Thence North 17°03' 15" E. to the south line of the Cedar River pipe line right-of-way;
a distance of 790.6 feet;
Thence South 76°21 '26" E. along said south line to the existing city limits of the
City of Renton as annexed under Ordinance #1539 (which amends Ordinance #1526) ;
Thence South 17°03' 15" W. a distance of 134.551along said existing city limits;
Thence Southeasterly along said city limits a distance of 95 feet;
Thence Southwesterly along said city limits a distance of 70 feet;
Thence Southeasterly along said city limits a distance of 170 feet to the west
right-of-way line of Powell Ave. S.W. (82nd Ave. S.) ;
Thence South 17°03' 15" W. along said westerly right-of-way line to the True -Point
of Beginning.
