HomeMy WebLinkAboutORD 4736 Amended by ORD 496�, 4971 CITY OF RENTON, WASHINGTON ORDINANCE NO. 4 7 3 6 AN ORDINANCE OF THE CITY OF RENTON WASHINGTON � � AMENDING SECTIONS 4.2.060, 4.2.070, 4.2.080, 4.2.110, 4.4.050, 4.4.080, AND 4.4.100 OF TITLE IV (DEVELOPMENT REGULATIONS), OF ORDINANCE NO. 4260 ENTITLED "CODE OF GENERAL ORDINANCES OF THE CITY OF RENTON, WASHINGTON" BY ADDING SELF STORAGE USES TO THE RESIDENTIAL MULTI-FAMILY-INFILL ZONE. THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO ORDAIN AS FOLLOWS: SECTION I. Subsection 4.2.060.I, Zoning Use Table #1, of Chapter 2, Land Use Districts, of Title IV (Development Regulations), of Ordinance No. 4260 entitled "Code of General Ordinances of the City of Renton, Washington" is hereby amended by adding footnote S38 to "Self Service Storage" in the RM Zone as shown in Attachment A. SECTION II. Subsection 4.2.070.H, Residential Multi-family (R1V� Zoning Use, Table #9, of Chapter 2, Land Use Districts, of Title IV (Development Regulations), of Ordinance No. 4260 entitled "Code of General Ordinances of the City of Renton, Washington" is hereby amended by adding a new category, "Storage" in the "Uses" column of Table 9, list "Self Service Storage" under "Storage" and adding footnote S38 to the "Type" column of Table 9 as shown in Attachment B. SECTION III. Subsection 4.2.080.A.38 of Chapter 2, Land Use Districts, of Title IV (Development Regulations), of Ordinance No. 4260 entitled "Code of General Ordinances of the City of Renton, Washington" is hereby amended to read as follows: 3 8. Allowed only in the Residential Multi-Family Infill suffix, 24 hour on-site management required. The manager's unit is not subject to minimum density requirements. No estate, garage or other sales from any leasable spaces. No outdoor storage, including vehicle ORDINANCE NO. 4 7 3 6 � or trailer storage lots. Self service storage uses in this zone are subject to the following special development standards: Temporary customer moving van/truck parking, if provided, must be clearly marked with signage or paint. The dimensions and demarcation of moving van/truck spaces subject to site plan review. Side and rear setbacks subject to the Commercial Arterial Zone standards of section 4.2.120.A, Development Standards for Commercial Zoning Designations, in lieu of the RM-I development standards. SECTION IV. Subsection 4.2.110.F, Development Standards for Residential Zoning Designations (Primary and Attached Accessory Structures), of Chapter 2, Land Use Districts, of I Title IV (Development Regulations), of Ordinance No. 4260 entitled "Code of General Ordinances of the City of Renton, Washington" is hereby amended by adding to the "RM I zone" column, footnote "28" to the "I" sui�ix line for the "Minimum Rear Yard" and to the sentence"Minimum setbacks for yards are based on a minimum of ten percent (10%) of the lot � width or five feet whichever is greater" as shown on Attachment C. SECTION V. Subsection 4.Z.110.G, Development Standards for Residential Zoning Designations (Detached Accessory Structures), of Chapter 2, Land Use Districts, of Title IV (Development Regulations), of Ordinance No. 4260 entitled "Code of General Ordinances of the City of Renton, Washington" is hereby amended by adding to the RM zone column, footnote"28" as shown in Attachment D. 5ECTION VI. Subsection 4.2.110.H, Legend - Development Standards Table for Multi-family Residential Zoning Designations, of Chapter 2, Land Use Districts, of Title IV (Development Regulations), of Ordinance No. 4260 entitled "Code of General Ordinances of the City of Renton, Washington" is hereby amended by adding footnote 28 which reads as follows: 2 I ORDINANCE NO. 4 7 3 6 "For self storage uses, rear and side yard setbacks shall comply with the Commercial Arterial Zone (CA) development regulations in Section 4.2.120A Development Standards for Commercial Zoning Designations. SECTION VII. Section 4.4.OSO.B Special Restriction for Self Storage Uses in RM-I Zone of Chapter 2, Land Use Districts, of Title IV (Development Regulations), of Ordinance No. 4260 entitled "Code of General Ordinances of the City of Renton, Washington" , is hereby amended by adding subsection 5 which reads as follows: 5. Special Restriction for Self Storage Uses in RM-I Zone: No garage, yard, or estate sales are allowed from leased storage units. SECTION VIII. Subsection 4.4.080 F. 10.e, Parking Spaces Required Based on Land Use, of Chapter 4, Property Development Standards, of Title IV (Development Regulations), of Ordinance No. 4260 entitled "Code of General Ordinances of the City of Renton, Washington" is hereby as follows: Add "Self Service Storage " under the category "IndustriaUStorage Activities". Add "One for each 3,500 square feet of gross floor area" to the "Number of Required Spaces" I column. Add "Ma�mum of three moving van/truck spaces in addition to required parking for �� self service storage uses in the RM-I Zone". j SECTION IX. Section 4.4.100 E.S, Signage for Specified Secondary Uses in I the RMF-I Zone., of Chapter 2, Land Use Districts, of Title IV (Development Regulations), of Ordinance No. 4260 entitled "Code of General Ordinances of the City of Renton, Washington" is hereby amended by adding adding subsection 1 which reads as follows: 3 ORDINANCE NO. 4 7 3 6 � 1. "�ignage shall comply with section 4.4.100 E.S.k.i. above except that ; , , freestanding signs shall be limited to two (2) signs or one per street frontage whichever is greater". ' SECTION X.
