AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON, AMENDING
SUBSECTION 4-31-10.4.D.6. OF CHAPTER 31, ZONING CODE, OF
TITLE IV (BUILDING REGULATIONS) , OF ORDINANCE NO. 4260
ENTITLED "CODE OF GENERAL ORDINANCES OF THE CITY OF '
RENTON, WASHINGTON" BY REMOV-ING THE "SITE OBSCURING"
REQUIREMENT FOR AUTOMOBILE �DEALERS AND PROVIDING A
MODIFICATION PROCEDURE ON THE LANDSCAPING REQUIREMENT
WHEN SITE CONDITIONS MAKE IT IMPRACTICAL IN THE ARTERIAL �
COMMERCIAL ZONE (CA) ZONE. �
THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO ORDAIN
AS FOLLOWS:
SECTION I. Subsection 4-31-10 .4 .D. 6 of Chapter 31, Zoning
Code, of Title IV (Building Regulations) , of Ordinance No. 4260
�entitled "Code,_ of.. General Ordinances of the City of Renton,
Washin�gton" i.s��her-eby- amended to read. as follows :
4-31-10.4�,..D:..-6.:. Lands�ca.ping: Lots abutt�ing public. streets
shall ...have a, minimum.;.l.an�ds.capin�g strip. of fi.ft:een .feet. ( 15 ' ) .
SECTION II . Section 4-31-10 .4 .D. 6 of Chapter 31, Zoning
Code, of Title IV (Building Regulations) , of Ordinance No. 4260 -
entitled "Code of General Orclinances of the City of Renton,
Washington" is hereby amended by adding subsection (c) to read as
follows :
4�31�10.4oD.6(c) : Automobile Sales :
( 1) That portion of a site dedicated to the display of new or
used automobiles for purposes df retail sale shall be exempt from
the site obscuring provision of this section.
(2 ) Modifications : Whenever there are practical difficulties
involved in carrying out the required landscaping provisions of
this section on automobile sales, the zoning_ administrator may

grant modifications for individual cases provided that he/she shall
first find that a special individual reason makes the strict letter
of this Code impractical and that such modification:
(i) is in conformity with the intent and purpose of the
Comprehensive Plan and this Code; and
(ii) will not be injurious to other property(s) in the
vicinity.
5ECTION III. This Ordinance shall be effective upon its
' passage, approv.al, and thirty days after publication.
