HomeMy WebLinkAboutORD 4466 i Amends ORD ��4124, ��4404 Amended by ORD 4631, #4 6 71 , � 4690, 4773 CITY OF RENTON, WASHINGTON II ORDINANCE NO. 4466 AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON, AMENDING SECTION 4-14-3 .0 OF CHAPTER 14, PARKI�tG AND LOADING, AND SECTION 4-31-10. 1 OF CHAPTER 31, ZONTNG CODE, OF TITLE IV (BUILDING REGULATIONS) , OF ORDINANCE NO. 4260 ENTITLED "CODE OF GENERAL ORDINANCES O�+' THE CITY Og' RENTON, � WASHINGTON" BY REMOVING THE REQUIREMENT FOR GROUND FLOOR RETAIL IN ALL BUT THE PEDESTRIAN CORRIDORS IDENTIFIED I1Q THE DOWNTOWN PLAN, E7CTENDING THE PARKING, LANDSCAPING, SETBACK AND LOT COVERAGE E7CEMPT AREA TO THE WEST SIDE OF LOGAN AVENUE, AND ADDING EXISTING SINGLE-FAMILY RESIDENCES A$ A PRIMARY USE IN THE MIXED COMMERCIAL (CM) , ZONE. � THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO ORDAIN AS FOLLOWS: SECTION I. Section 4-14-3.0 of Chapter 14, Parking and Loading, of Title IV (Building Regulations ) , of Ordinance No. 4260 entitled "Code of General Ordinances of the City of Renton, Washington" is hereby amended to read as follows : 4-14-3.C: Exemption for the Downtown Core Area: The downtown core area which is described as that area bounded by the center lines of Smithers Avenue South from South Fourth Place to I', South Third Avenue and Logan Avenue South from South Third Street ' to South Second Street, bounded on the north by Cedar River, east to Mill Avenue South, south to South Fourth Street and west to Smithers Avenue South shall be exempt from the provisions of this ordinance. This area shall also extend to the west property line of those properties fronting along the west side of Logan Avenue South between South Second Street and Airport Way, but in no case shall the area extend more than one hundred and ten feet ( 110 ' ) west of the Logan Avenue South right-of-way. ORDINANCE NO. 4466 SECTION II. Section 4-31-10 . 1 of Chapter 31, Zoning Code, of Title IV (Building Regulations) , of Ordinance No. 4260 entitled "Code of General Ordinances of the City of Renton, Washington" is hereby amended by adding subsections 1 .B.k and 1 .D. l .b and by revising other subsections to read as follows : 4-31-10.1.B.d: Multi-family Residential : Residential ,� uses at densities of between seventy-five (75) and one hundred ( 100) dwelling units per acre. Multi-family residential may also be located in a mixed use building of commercial and residential uses . Residential uses shall not be located along the street frontage on the ground floor in the downtown pedestrian district as defined in section D. 1 below. Density may be increased to 150 dwelling un�its per acre subject to administrative conditional � approval . �� 4-31-10..1.B.k: Single-family residences existing legally as of the date of this ordinance. 4-31-10.1.B.2 .b(1) : These uses, except their supportive offices and sales uses, shall not be located on the ground floor along street frontage in the downtown pedestrian district as defined in section D. 1 below. 4-31-10.1.B.2.g. (3) : These uses shall not be expanded on the ground floor along street frontage in the downtown pedestrian district as defined in section D. 1 below, except for those supportive o��fices and sales uses . 4-31-10.1.B.2.h. (1) : These uses shall include high visibility retail or service space on the ground floor along street 2 ORDINANCE NO. 4466 frontage in the downtown pedestrian district as defined in section D. 1 below. 4-31-10. 1.B.2.i. (1) : These uses shall not be located on the ground floor along street frontage in the downtown pedestrian district as defined in section D. 1 below. 4-31-10. 1.B.2.1. (1) : These uses shall not be located on the ground floor along street frontage in the downtown pedestrian district as defined in section D. 1 below. 4-31-10.1.8.4.d. : Leather and leather goods manufacturing except on ground floor along street frontage in the downtown pedestrian district as defined in section D. 1 below. . 4-31-10.1.D.l.a. : Downtown Core Area - that ar.ea bounded by the center lines of Smithers Avenue South from South. Fourth Place to South Thir.d Avenue and Logan Avenue: South_ from� South �Third Street to South Second Street, bounded on the north by Cedar River, . east to Mill Avenue South, south to South Fourth Street and west to Smithers Avenue South. This area shall also extend to the west property line of those properties fronting along the west side of Logan Avenue South between South Second Street and Airport Way, but in no case shall the area extend more than one-hundred and ten feet ( 110 ' ) west of the Logan Avenue South right-of-way. 4-31-10.1.D.l.b. : Downtown Pedestrian District - those uses, buildings, and walkways along either side of South Third Street between Burnett Avenue South and Main Avenue South, and along either side of Wells Avenue South between South Second Street and Houser Way South. 3 ORDINANCE NO. 4466 4-31-10.1.D.2. : Setbacks : Setbacks in the CM Zone shall be required as follows (except for the downtown core area, as described in Section D. 1 above, where no setbacks are required until the building exceeds forty feet (40 ' ) , whereby portions over forty feet (40 ' ) must be set back ten feet ( 10 ' ) for each story. ) : SECTION III .
