THE CITY COUNCIL OF THE. CITY OF RENTON, WASHINGTON, DO ORDAIN AS FOLLOWS: �SECTIAN I. Section 9-12-8 .0 of Chapter 12, Subdivision Ordinance, of Title IX (Public Ways and Property) , of Ordinance No. 4260 entitled "Code of General Ordinances of the City of Renton, Washington" is hereby amended by adding a new subsection and will now read as follows : � Section 9-12-8.C. : Required Improvements . 1 . The following tangible improvements are required before a final p1.at is submitted: Every subdivider shall be required to grade and pave s;treets and alleys, install curbs and gutters, sidewalks, monuments, sanitary and storm sewers, street lights, water mains and street name signs, traffic signalization, including street channelization and all signal hardware and software , necessary to activate th� signal and coordinate it with other signals in the City' s system, in accordance with specifications and standards approv�d b.y the Departmer�t of Planning/Building/Public Works and adopted by the City Council . 2 . Waiv.ed Improvements : Upon written application, which shall include, a fee in accordance with the Fee Schedule of the City 1 ORDINANCE NO. 4329 of Renton submitted to the Department of Planning/Building/Public �I Works, the installation of improvements may be waived subject to I�I determination by the Hearing Examiner that there is reasonable justification for such waiver. Any such written application shall specify in detail the reason for such requested waiver and may ' contain such evidence, including photographs, maps, and surveys, as may be pertinent thereto. Reasonable justification shall include, but is not limited to, the absence of such improvements located within a reasonable distance and/or the conditions outlined in Section 9-12-9 .A. 1, Exception Requirements . To assist the Hearing Examiner in making a determination, the Department of Planning/Building/Public Works shall submit its written recommendation regarding the installation of such improvements . SECTION II . Section 4-24-3 .A. 4 of Chapter 24, Uniform Building Code, of Title IV (Building Regulations) , of Ordinance No. 4260 entitled "Code of General Ordinances of the City of Renton, I Washington" is hereby amended to read as follows : Section 4-24-3.A.4: Waiver or deferral of improvements required by this Section shall comply with the City of Renton' s Subdivision Ordinance Section 9-12-8 .V. 2 for deferrals, and Section 9-12-8 .C.2 for waivers . SECTION III. This Ordinance shall be effective upon its passage, approval, and thirty days after publication.
