AN ORDINANCE QF THE CITY OF RENTON, WASHINGTON , AMENDING
CHAPTER 21 OF TITLE IV (BUILDING REGULATIONS) OF ORDINANCE �
NQ . 1628 ENTITLED "CODE OF GENERAL ORDINANCES OF THE CITY
0�' RENTON" RELATING., TO THE DANGEROUS BUILDING CODE .
THE�.�I�'Y COUNCIL OF THE CITY 0� RENTON DO ORDAIN AS FOLLOWS ;
Section i: Existing Sub-sections A, C, D and E of
Section 4-2102 (Defi�itions) of Chapter 21 (Dangerous Building Code)
of Title IV (Building Regulations) of Ordinance No . 1628 entitled
"Code of General Ordinances of the City of Renton'tare hereby amended
to read as follows :
4-210 2 ISEF�NI'�IOI�S:
A. [nlhenevex the b�i:l.ding or structure, or any p�rtion
thereof, because of (1) dilapidation, deterioration,
or decay; ( 2) faulty construction; ( 3) the removal �
mov m nt or instabilit of an ortion of the round
e e y y p g
necessary for the purpose of supporting such building;
(4) the deterioration, decay, or inadequacy of its
foundation; or ( 5) any other cause , is subject to
structural failure under its design usage .

C. Whenever a bulld�.ng or structure, because of �. q
maintenance, dilapidation, decay, damage, faulty
construction or arrangement, inadequate light, air or
sanitation facilities , or otherwise is determined by
the City or County Health Officer to be unsani.tary,
unfit for human habitation or in such a condition that
is likely to cause sickness or disease .
�. Whenever any building or structure, because of
obsolescence, dilapidated condition, deterioration,
damage, inadequate exits , lack of sufficient fire

resistive construction, faulty electric wiring,
gas _connections or heati.ng apparatus , or other cause
is determined to be a fire hazard.
E. Whenever any portion of a building or structure
remains on a site a�ter the demolition or destruction
or whenever any building or structure is vacant and
oQen to unauthorized entry for a pe�iod in excess of
six (6) months so as to constitute such building or
portion th.ereof an attractive nuisance or hazard to the
publi.c.
Section 2 : Existing Section 4-2103 (Standards for Repair,
Vacation or Demolition) of Chapter 21 (Dangerous .Building Code) is
hereby amended so that said Section will read in its entirety as follows :
4-2103 STANDARDS FOR REPAIR, VACATION OR DEMOLITION:
The following standard shall be followed i.n substance by the Building
Director, the Board of Public Works , and the Appeals Commission in
ordering re�air, vacation or demoliti�n of said building:
A. Any building declared a dangerous building under
this Ordinance shall ei.ther be repaired in accordance
with the current building code or shall be demolished
at the option of the building owner.

B . If the building or structure is in such condition _
as to make it immediately dangerous to the life, limb,
property or safety of the general public or its occupants ,

it shall be ordered to be vacat,ed and closed to un-
authorized entry. ,

Sectiori 3 : Any and all ordinances or parts of ordi.nances
in conflict here�ith are l�eby repealed.
Section �4,: This Ordinance shall be ef.fect.ive upon its
passage, approval and five days after its. pub�ication, unless otherwise
provided f�.r hereinabove .
