� AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON ,
�` AMENDING THE CITY' S COMPREHENSIVE LAND USE PLAN
� AND MAPS AND DATA IN CQNJUNCTION THER�WI2H
� RELATING TO CERTAIN PROPERTIES LOCATED ����TH��i,
c� �HE��:F'OliliOWING BOUNDARIES : FAI 40 5 , NE 3rd and
c,\ 4th STREETS, UNION AVENUE NE and SE, AND THE
O BLUFF LINE NORTH OF MAPLE VALLEY HIGHWAY, RENTON,

WHEREAS the Planning Commission of the City of Renton and
the City Council have heretofore adq6ted and filed a "Comprehensive
Land Use Plan" as evi,denced by Resolution No . 1240 , and Qrdinance
No. 2142 , and as same have been implemented and amended from time
t� time, together with the adoption of various codes , reports and
records , and
WHEREAS since said adoption the Planning Commi.ssion has
heretofore duly recommended to the Ci.ty Council, from ti.me to time ,
certai.n amendments to said City� 'fComprehensive Land Use Plan" ; and
WHEREAS a petition has heretofore been fi.led by Stoneway
Concrete, Inc. on or about August 30 , 1971, and said matter having
come on for a public hearing before the Planning Commission on or
about October 27, 1971' , and said hearing having been duly continued
and a�._public hearing having likewise been held before the City
Counci.l of the City of Renton on April 10 , 1972 , whi.ch public hearing
having been duly continued unto April 24 , 1972 , and all parties
appearing in favor of or in opposition to said Petition and amendment
to the City' s Comprehensive Land Use Plan having been duly heard,

at such public hearing� and
WHEREAS the City Council has duly determined after consideration
of all the testimony, petitions and evidence before it that it�:is
advisa�le and agpropriate to amend and modify the City 's ''Comprehensive
Land Use Plan" and such amendment being in the public int.erest and
for the public benefit; NOW THEREFORE '��

THE CITY COUNCIL OP THE CITY OF RENTON DO ORDAIN AS
FOLLOWS :
SECTION I : The aforestated fi.ndi.ngs and recitals are
hereby found to be true and correct i.n all respects , and Petitioner 's
application is hereby granted, subject to the fa..li�ng of proper
"Declaration of Restrictive Covenants" by Petiti.oner so as to
provide for reasonable buffer zones bet�reen Peti.tioner' s lands and
adjoi.ning single family districts .
SECTION II: The City of Renton' s "Comprehensive Land Use
Plan" and maps, data and reports in. conjunction therewith are hereby
modi.fied and amended, pursuant to the public hearings held i.n
connection therewith, as hereinabove speci.fied, which amendments
and modi.ficati,ons relate to the following described properti.es , `to=wit:
The genex�al area included within the following
boundaries ; �'AI 405 , NE 3�d and 4th Streets ,
Union Avenue NE and SE, and the bluff line North
of Maple Valley Highway, all situate in Renton,
KingCounty, Washington,
Subject to that certain "Declarati.on of Restricti.ve
Covenants" executed by the Petitioner-Owner under
date of Ma y 8, _ 1972 , further reference bei.ng
hereby had thereto.
and said abovedescribed property is hereby designated":��a,s "High

Densi.ty Multi-Family Residential" on said "Comprehensive Land Use
Plan" and any and all other plans and records pertaining thereto.
SECTION III: The City Engin �r and Planning Di.rector are
hereby authorized and directed to make the necessary changes on said
Cityts "Comprehensive Land Use Plan" and the maps in conjunction
therewith to evidence the aforedescribed amendment .
SECTION IV: The City Clerk is further authorized and
di.rected to file this Ordinance as g�vided by law, and a complete
copy of said document likewise bei.ng on file with the off ice of the City
Clerk, City of "Renton.

SECTION V: This Ordi.nance shall be effecti.ve upon its
passage, approval and five days after its publi.cation, unless
otherwise provided for hereinabove .
