CITY OF RENTON, WASHINGTON
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM
RESIDENTIAL DISTRICT (R-3) TO OFFICE PARK
DISTRICT (O -P) SPRINGBROOK ASSOCIATES REZONE R-073-85
WHEREAS under Chapter 7, Title IV (Building Regulations) of
Ordinance No. 1628 known as the "Code of'General Ordinances of the
City of Renton", as amended, and the maps and reports adopted in
conjunction therewith, the property hereinbelow described has
heretofore been zoned as Residence District (R-3); and
WHEREAS a proper petition for change of zone classification
of said property has been filed with the Building and Zoning Department
on or about September 5, 1985, which petition was duly referred to
the Hearing Examiner for investigation, study and public hearing, and
a public hearing having been held thereon on or about April 15,1986,
and said matter having been duly considered by the Hearing Examiner
and said zoning request being in conformity with the City's Comprehensive
Plan, as amended, and the City Council having duly considered all
matters relevant thereto, and all parties having been hear appearing
in support thereof or in oppoisition thereto, NOW THEREFORE
THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO
ORDAIN AS FOLLOWS:
SECTION I: The following described property in the City of
Renton is hereby rezoned to Office Park District (O -P) as herein-
below specified; subject to the findings, conclusions and decision of
the Hearing Examiner dated May 1, 1986; the Building and Zoning
Director is hereby authorized and directed to change the maps of
Zoning Ordinance, as amended, to evidencesaid rezoning, to -wit:
ORDINANCE NO. 4018
See Exhibit "A" attached hereto and made a part
hereof as if fully set forth herein
(Said property being located at South side of
S.E. Carr Road at the 500 block)
SECTION II: This Ordinance shall be effective upon its
passage, approval and five days after its publication.

The West one-half of the North 15 acres of the Southeast quarter
of the Northeast quarter of Section 31, `Pownship 23 North, Range
5 East W.M., in King County, Washington;
EXCEPT that portion thereof conveyed to King County for road by
deed recorded under Recording No. 1290728;
AND EXCEPT that portion thereof lying within the Kent -Renton Road
(John Langston Road);
AND EXCEPT that portion described as follows:
Beginning at the intersection of the'Easterly margin of
Springbrook Road with the Southerly margin of South 180th Street,
said point being 40 feet Easterly and 50 feet Southerly, measured
at right angles to the center lines of said roads, respectively;
thence South 89°03154" East along the Southerly margin of said
South 180th Street a distance of 112.54 feet to a point of a
curve;
thence along said curve to the left with a radius of
622.96 feet a distance of 1.09.16 feet to a point from
which the center of said curve bears North 9°06116" West;
thence South 0'5610611 West a distance of 455.31. feet;
thence North 89"01118" West a distance of 264.65 feet
to a point 40 feet easterly measured at right angles
to the center line of Springbrook Road;
thence North 6°19116" East parallel to and 40 foot distance
from said center line a distance of 383.15 feet to a
point of curve;
thence along said curve to the right with a radius of 1392.69
feet for a distance of 64.57 feet to the point of beginning.
All situate in the Southeast quarter of the Northeast
quarter of Section 31, Township 23 North, Range 5 East
W.M., in King County, Washington.
