ORDINANCE NO. 4022
AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON,
CHANGING THE ZONING CLASSIFICATION OF CERTAIN
PROPERTIES WITHIN THE CITY OF RENTON FROM
LIGHT INDUSTRIAL DISTRICT (L-1) TO BUSINESS
DISTRICT (B-1) (R-040-86 MING -LEI TSENG)
WHEREAS under Chapter 7, Title IV (Building Regulations
of Ordinance No. 1628 known as the "Code of General Ordinances of
the City of Renton", as amended, and the maps an& reports adopted
in conjunction therewith, the property hereinbelow described has
heretofore been zoned as Light Industrial District (L-1); and
WHEREAS a proper petition for change of zone classification
of said property has been filed with the Building and Zoning Department
on or about May 12, 1986, which petition was duly referred to the
Hearing Examiner for investigation, study and public hearing, and a
public hearing having been held thereon on or about August 26, 1986,
and said matter having been duly considered by the Hearing Examiner
and said zoning request being in conformity with Ithe City's Comprehensive
Plan, as amended, and the City Council having duly considered all
matters relevant thereto, and all parties having been heard appearing
in support thereof or in opposition thereto, NOW THEREFORE
THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DO
ORDAIN AS FOLLOWS:
SECTION I: The following described property in the City
of Renton is hereby rezoned to Business District (B-1) as hereinbelow
specified; subject to the findings, conclusions and decision of
the Hearing Examiner dated September 4, 1986; the Building and Zoning

Director is hereby authorized and directed to s change the maps

of the Zoning Ordinance, as amended, to evidence said rezoning,
to -wit:
See Exhibit "A" attached hereto and made.a part
hereof as if fully set forth herein
(Said property being located at 219 Sunset
Blvd. North)
SECTION II: This Ordinance shall be effective upon its
passage, approval and five days after its publication.

That portion of the North 1/2 of Section 17,
Range 5 East W.M., described as follows: ,
Township -23 North,
Beginning at monument at the intersection of Bronson Way
North (County Road) and Railroad Avenue in the plat of
Car Works Addition to Renton, as per plat recorded in
Volume 15 of Plats, Page 47, records of King County;
thence North 81°02'40" East 85.18 feet to intersection of
center line of Pacific Coast Company's railroad right of way;
thence North 49°50'40" East 372.81 feet to the Westerly
marginal line of State Highway No. 2;
thence along said Westerly marginal line North 22°42' East 100
feet to the true point of beginning;
thence continuing along said Westerly marginal line, 100 feet;
thence North 67°18' West 133.75 feet, more or less, to a point
36.00 feet, measured at a right angle from the center line
of said railroad right of way;
thence Southwesterly parallel to said railroad right of way
100 feet;
thence South 67°18' East 133.75 feet, more or less, to the
true point of beginning;
Situate in the City of Renton, County of King, State of Washington.
