HomeMy WebLinkAboutORD 3944 v�/ ' '• ' /' l � . - ' � Amends Ordinar:ce No.. 3606 . , � Am�na��d B y D�d �sa� CITY OF RENTON, WASHINGTON ORDINANCE NO, 3944 � AN ORDINANCE OF THE CITY OF RENTON, WASHINGTON, AMENDING PORTION OF SECTION 9-1104 OF TITLE IX (PUBLIC WAYS AND PROPERTY) OF ORDINANCE NO. 1628 ENTITLED "CODE OF GENERAL ORDINANCES OF THE CITY OF RENTON" RELATING TO PROCEDURE FOR LOT LINE ADJUSTMENTS THE CITY COUNCIL OF THE CITY OF RENTON, WASHINGTON, DOES ORDAIN AS FOLLOWS: SECTION I: Existing subsection (5) of Section 9-1104 , Title IX (Public Ways and Property) of Ordinance No. 1628 entitled "Code of General Ordinances of the City of Renton" is hereby amended to read as follows: Section 9-1104 (5) . Lot Line Adjustments: The lot line adjustment process allows for the minor adjustment of a boundary line to transfer land between adjacent property owners provided this does not result in a new building lot or create a lot which is non- conforming to the requirements of the Subdivision or Zoning Ordinance . A. The Building and Zoning Department, upon receiving a lot line adjustment application and appropriate application fees , shall first check compliance of the proposal with Zoning, Subdivision regulations, and any possible covenants on the site. The application shall then be routed to the Public Works Department. B. Upon receiving the lot line adjustment application, the staff in the Engineering Division of the Public Works Department shall review the current and proposed legals, and the drawing, to ensure correctness of information and that there is closure of the property lines . Reviewing staff shall review the information and return the application to the Building and Zoning Department with written comments . � L- � . , t • . ' • . � ' ORDINANCE N0. 3944 C. Based upon these comments, the Building and Zoning Department staff shall either ask for more information, ask that corrections be made to the application and/or approve the application with/without conditions . D. Following approval by the Buildng and Zoning Department, the applicant shall submit a final plan showing the approved lot line adjustment, prepared by a licensed land surveyor. The plan shall be submitted in black ink on a mylar (stablized drafting film) , together with any other documents required by the Building and Zoning Department. Ammonia mylars will not be accepted. The map scale shall not be less than 1"=40 ' on sheets 18" x 24" , two inch margin on the left side of sheet, one-half inch border on all other sides , and shall include the following: 1. North arrow and graphic scale . 2 . Lot line adjustment number 3 . The existing dimensions of all property and the proposed new boundary line or lines . 4 . Identify all adjacent streets 5 . Dimensions of existing easements 6 . Show existing structures and distance to property lines . 7 . Identify parcels as Lot l, Lot 2 , etc. 8 . Signature blocks for property owners 9 . Signature blocks for approval by the Director of Building and Zoning, Director of Public Works and the King County Assessor. 10 . Legal description for new lots including Section, Township and range. E. Once the lot line adjustment mylar is found to comply with the approved lot line adjustment, the Building and Zoning Director and the Director of Public Works (or their authorized representatives) shall sign the mylar. I F. The applicants shall have prepared and delivered to the Building and Zoning Department copies of the deeds transferring the property. These deeds shall be reviewed by the applicant ' s licensed surveyor. -2- \ ' a e ` � . �. • � ' � . , ♦ . ORDINANCE NO. 3944 G. After two copies of the signed mylar are made for the City' s records, the mylar shall be taken for recording with the King County Department of Records and Elections by the City Clerk.
