hereinafter called "Grantor(s)", and the CITY OF RENTON, a Mimicipal Corporation
of King Coi.mty, Washington, hereinafter called "Grantee" .
WITNESSETH:
That said Grantor(s) , for and in consideration of the sum of $ none
paid by Grantee, and other valuable consideration,
do � by these�presents, grant, bargain, sell, convey, and warrant i.mto the said
Grantee, its successors and assigns, a temporary construction easement for a public
utility (street improvement) with necessary appurtenances over, through, , across and
upon the following described property in King Cotmty, taashington, more particularly '
described as follows :
All of Lot 32, B1ock C, C. D. Hillman's Lake Washington Garden of Eden Division
No. 3, according to the plat recorded in Volume 11 of Plats, page 81, records of
King County, Washington, together with Shorelands adjoining, and all that portion
of Lot 33, said Block C, lying Northerly of a line running north of 89°31'09"
� West 112.03 feet and NortYi 88°41'00" West 240 feet from a point 17 feet Northerly
of the Northeast corner of Lot 34, said Block C; together with Shorelands
adjoining, lying Northerly of the above described line.
The temporary construction easement to be granted over the above described subject
property is 20 feet wide, being 10 feet on either side of the following described
centerline:
BEGINNING at the Southeast corner of the above described property; thence Westerly
along the Southerly line thereof a distance of 94.5 feet to the true point of
beginning of said centerline; thence North 03°15'51" West a distance of 55 feet,
. more or less, to the Northerly line of the described property.
Said temporary construction easement shall remain in force during construction
and imtil such time as the street improvement has been accepted for operation and

Said heretofore mentioned grantee, its successors or assigr�s, shall have
the right, without prior notice or proceeding at law, at such times as may be
necessary to enter upon said abcve described property for the purpose of construct- I
ing, mair�taining, repairing, altering or reconstructing said utilities, or making '
any connections therewith, without incurring any legal obligations or liability
therefore, provided, that such construction, maintaining, repairing, altering or
reconstruction of said utilities shall be accompli5hed in such a manner that the
private improvements existing in the riyht(s)-of-way shall not be disturbed or
�, damaged, they will be replaced in as good a condition as they were immediately
� before the prcp�rty was ertered upon by the Grantee.

� The Grantor snall fully use and en,�oy t�� aforedescribed pr�mises, including
� the right to retair, t6�z righfi to !�se tE�e surface of said right-of-way if such use
t� does not interfere v��th installation and maintenance of the uti� ��ies. However,
� the grantor shall not erec�� buildings or structures over, under or across the
right-of-way d�ring the existence of such utilities.
This easement, sha11 be a covenant running with the land ard shall be binding
on the �rantor, his s!�ccessors, heirs and assigns. �rantors covenant that they
are t�e �awful o�rners �f the abave properties and that they have a go�d ar�d la►�ful
right ta execute �his agreement.
