NThe Grantor shall fuily use and enjoy the aforedescribed premises , including the right to re tain the right to use the surface of said right-of-way � if such use does not interfere with installation and maintenance of the utility � line. Nowever, the„grantor shall not erect buildings or structures ove r, under or across the right-of-way during the existence of such utility. This easement, sha11 be a covenant running with the land and shall be bind- ing on the Grantor, his successors , heirs and assigns.
