This grant is made on the following terms: l . Grantee will install , and from to time and at all times hereafter, will repair, clean and maintain said arch culvert within said easement for the purpose of allowing and maintaining the existing flow of drainage water. 2. Grantee will from time to time and at all times hereafter, install , clean, re;�air ancl riaintain any additional culverts, ditches or other provisions necessary to allow and maintain the reasonable and proper flow of drainage water through said easement. 3. Grantee shall operate, exercise and maintain said easement granted herein in a manner which will not hinder or prevent proper and reasonable use of said property by Grantor as part of a continuous drainage system. 4. Grantor retains the right to enter upon or use said real property for the main- tenance of its drainage systerm or any other purpose so long as said use does not inter- fere with the purpose for which the easement is granted. 5. Al1 work required of Grantee by the terms hereof shall be done in a timely, proper, substantial and workmanlike manner, and shall be done at the sole cost and expense of the Grantee. � 6. Grantee shall have the right at times as may be necessary to enter upon said pro�erty for the purposes of repairing and maintaining said culvert, provided that such repairs or maintenance shall be accor�plished in such a manner that any private or public improvements existing in said ease.ment, including any ditch or ditches, shall not be disturbed or destroyed. This easement is for the benefit of and appurtenant to the property of the Grantee adjoining said easement, and shall inure to the benefit of and be binding and obligatory upon the heirs, successors and assigns of the Grantee and �rantor.
