EASEMENT c0 Drainage District Number One of King County, Washington, a muna�.cipal corporation N existing under the laws of the State of Washington, hereinafter called Grantor, in cons- Oideration of One Dollar ($1 .00) , and the terms herein contained, grants unto the City 0 of Renton, a municipal corporation existing under the laws of the State of Washington, � hereinafter called Grantee, an easement as herein limited, for the construction and � widening of Southwest 43rd Street (South 180th Street), over and across and under that _ real property lying within King County, Washington, particularly described on the � attached Exhibit "A" , said Exhibit incorporated by reference and made a part hereof. This grant is made on the following terms: 1 . Grantee will install , and from time tio time, and at all times hereafter, will repair, clean and maintain any necessary culverts within said easement for the purpose of allowing and maintaining the existing flow of drainage water. 2. Grantee will from time to time, and at all times hereafter, install , clean, repair and maintain any additional culverts , ditches or other provisions necessary to allow and maintain the reasonable and proper flow of drainage water through said easement. 3. Grantee s�hall operate, exercise and maintain said easement granted herein in a rnanner which will not hinder or prevent proper and reasonable use of said property by Grantor as part of a continuous drainage system. 4. Grantor retains the right to enter upon or use said real property for the maintenance of its drainage system or any other purpose so long as said use does not interfere with the purpose for which the easement is granted. 5. All work required of Grantee by the terms hereof shall be done in a timely, proper, substantial and workmanlike manner, and shall be done at the sole cost and expense of the Grantee. 6. Grantee shall have the right at times as may be necessary to enter upon said property for the purposes of repairing and maintaining any necessary culverts, provided that such repair�s or mainienance shail �e accomplisned in such a manner that any private or public improvements existing in said easement, including any ditch or ditches , shall not be disturbed or destroyed. This easement is for the benefit of, and appurtenant to, the property of the Grantee adjoining said easement, and shall inure to the benefit of, and be binding �anG obligatory upon, the heirs, successors and assigns of the Grantee and Grantor.
