�The Grantor, Glacier Park Company, a Minnesota corporation hereinafter
called the Grantor, for and in consideration of Ten and No/100 Dollars ($10.00)
to it paid, and the agreements herein contained, does hereby grant to the City
of Renton, a municipal corporation of King County hereinafter called Grantee, an '
easement for underground sanitary sewer through, under and along the following
described premises situated in King County, Washington: �
� Portion of Lot 1, Block 8, of Lot 6, Block 5 and adjacent I
� Springbrook Creek Greenbelt Easements of Burlington Nor Ind Pk
� Renton II as recorded in Volume III, Pages 42, 43, and 44 of
p Plats Record of King County, Washington, described as follows:

�"'� A fifteen foot wide easement lying along the following
~ described centerline; Beginning at the intersection of the
Q�
southeasterly line of said Lot 6 with the south right-of-
way margin of S.W. 39th Street. Thence N 89°05'08" W 43.56
feet along said south right-of-way margin to the true point
of beginning; thence S 47°23'23" W 216.74 feet; thence
S 78°14'50" W 281.00 feet; thence N 36°27'38" W 492 feet,
plus or minus, to the west line of said Lot l.
This easement is made subject to and upon the following express con-
ditions:

The Grantor, for itself and its successors and assigns, reserves all
rights to use the property hereinbefore described for any and all purposes what- �
soever not inconsistent with the easement hereby granted when deemed necessary
or expedient to the Grantor. Rights reserved shall be so exercised as not to
damage or interfere with the easement as above defined. This easement is sub-
ject to all existing interests of third parties in said property of any kind or
nature whatsoever and any and all extensions� or renewals thereof. �

This instrument does not grant or convey unto the Grantee any rights or
title to the surf ace of the soil along the route of said easement except for the
purpose of laying down, inspecting, restoring and replacing said drain pipe.

The Grantee shall protect and save harmless the Grantor from any
and all claims, demands, loss, damage expense and liability of every kind and
description including personal injury and for any damage to or loss or destruc-
tion of property whatsoever suffered by the Grantor, its heirs, successors and
assigns, or by any persons, firms or corporations, because of the �construction
and/or maintenance of said facilities. �

In the event that said property shall at any time cease to be used by '
the Grantee, or shall be by operation of law or otherwise become vacated or
abandoned, the easement herein granted shall immediately cease and terminate
, without notice or other proceedings on the part of the Grantor and the Grantee, I
its successors or assigns, shall immediately reconvey said property to the �
Grantor.
