That said Grantor(s) � for and in consideration of the sum of $ 1.00
(One Dollar and no/100) paid by Grantee, and other valuable consideration� do by
these presents, grant, bargain, sell , convey, and warrant unto the said Grantee, its
successors and assigns, an easement for public utilities (including water and sewer) with
necessary appurtenances over, through, across and upon the following described property
in King County, Washington� more particularly described as follows:
An easement for ingress, egress and utilities over and across that
portion of Tracts 63 and 64 of Plat No. 2 Renton Cooperative Coal
Company's Acre Tracts according to Plat recorded in Volume 19 Page 27
records of King County, Washington, described as follows:
Seginning at a point on the West line of Tract 63 of said Plat at a
point 65.66 feet South of the Northwest corner of said Tract; thence
S 78°21'24" E 9.03 feet; thence South 5.00 feet; thence S 78°21 '24" E
176.04 feet to a point on a curve, the center of which bears S 60°02'20" E;
thence along said curve to the right with a radius of 35.00 feet for a
distance of 93. 75 feet to a point from which the center bears N 86°34'll" W;
thence S 78°21 '24" E 86.26 feet to the East line of said Tract 63;
thence South 15.32 feet; thence N 78°21 '24" W 90.45 feet to a point on a
curve the center of which bears N 61°45' 19" W; thence along said curve to
the right with a radius of 35 feet for a distance of 88.62 feet to a point
from which the center bears N 83°19'32" E; thence N 78°21 '24" W 179.50 feet
to the West line of said Tract 63; thence North along said West line 27.57

Said heretofore mentioned grantee, its successors or assigns, shall
have the right, without prior notice or proceeding at law, at such times as
may be necessary to enter upon said above described property for the purpose
of constructing, maintaining, repairing, altering or reconstructing said
utility, or making any connections therewith, without incurring any legal
�bligations or liability therefore, provided, that such construction, main-
taining, repairing, altering or reconstruction of such utility shall be
� accomplished in such a manner that the private improvements existing in the right
Qj right(s)-of-way shall not be dtstu'rbed : or damaged, or in the event they are
O disturbed or damaged, they will be repTaced in as good a condition as they were
� immediately before the property was entered upon by the Grantee.
� The Grantor shall fully use and enjoy the =�aforedescribed premises,
p„� including the right to re tain the right to use the surface of said right-of-way
ap if such use does not interfere with ins tallation and maintenance of the utility
line. However, the grantor shall not erect buildings or structures over, under
or across the right-of-wa�y during the existence of such utility.
This easement, aflall be a covenant running with the land and shall be bind-
ing on the Grantor, his successors, heirs and assigns. Grantors covenant that
they are the lawful owners of the above properties and that they have a good and
1 awful ri ght to execute thi s agreement.
