� tiereinafter called "Grantor(s� ," and the CITY OF RENTON, a Municipal Corporation of

WIT`JFSSETH :.
That said urantor(s} , for and in consideration of the sum of $ One Dollar
^_paid by Grantee, and other valuable consideration, do
by t�iese Fresents , grant, bargain , sell , convey, and warrant unto the said Grantee,
its succe�sors and assi��ns , an easement for roadway and public utilities (including
w�ter and se�ver} t��i th necessary appurtenances over, through, across and upon the
following described proaerty in King County, Washington, more particularly described

The Southermost 10 feet bordering on the southern property line of the parcel
described as follows:
Beginning at the intersection of the East line of lot, l5, block 30, Earlington
Acre Tracts and the north line of G.S. Goodwin Road No.2 as conveyed to King
County by deed recorded under Auditor's file No. 2647265, said point bein�
N 10°50'15" E 24.31 feet, more or less, from the southeast corner of said lot 15;
thence S 10°50'15" W 60.03 feet to the southerly line of said G.S. Goodwin Road
and the true point of beginning of this description; thence S 10°50'15" W 288.41
feet; thence S 79°09'45" E 252.30 feet to the westerly line of 91st Avenue South
( Hardie Ave. SW ) ; thence N 10°50'12" E along said westerly line to a point which
bears S 82°13`45" E from the true point of beginnin�; thence N 82°13'45" W to the
true point of beginning.

Said heretofore mentioned grantee, its successors or assigns , shall have
the right, without prior notice or proceeding at law, at such times as may be
necessary to enter upon said above described property for the purpose of construct-
ing, maintaining, repairing, altering or reconstructing said roadway and utilities,
or making any connections therewith, without incurring any� legal obligations or
liability therefore, provided, that such construction, maintaining, repairing,
altering or reconstruction of said roadway and utilities shall be accomplished in
such a manner that the private improvements existing in the right(s)-of-way shall
� not be disturbed or damaged, they will be replaced in as good a condition as they
� were immediately before the property was entered upon by the Grantee.

OThe Grantor shall fully use and enjoy the aforedescribed premises , including
the ri ght to retai n the ri ght to use the surface of sai d ri ght-of-way i f such use
�j .does not interfere wi th instal l ati on and maintenance of the roadway or uti 1 i ti es .
� However, the grantor shall not erect buildings or structures over, under or across
the right-of-way during the exis tence of such roadway and utilities.
This easement, shall be a covenant running with the land and shall be bind-
ing on the Grantor, his successors , heirs and assigns . Grantors covenant that they
are the lawful owners of the above properties and that they have a good and lawful
right to ex cute this agreement.
