No.l, according to plat recorded in Vol. 17 of Plats, page 74, records of King County, Washington, and of vacated streets and alleys ad« joining, lying southerly of S.W. Grady Way and northerly of Interstate Highway 405, the centerline of which is described as follows; Beginning at the intersection of a line 7.5 feet easterly of and parallel to the east � margin of 80th Ave. So. (Oakedale Ave. S.W. ) with the southerly margin of S.W. Grady Way: thence Southerly along said parallel line to a line 7.5 feet northerly of and parallel to the northerly margin of Interstate Highway 405; thence Easterly along said parallel line to a line 280.5 feet westerly of and parallel to the centerline of vacated 83rd Ave. , So. (Thomas Ave. S.W. ) ; thence Northerly along said parallel line 48.0 feet to a point hereinafter referred to as point X; thence continuing northerly along said parallel line, 309 feet to a point hereinafter referred to as point Y; thence continuing northerly along said parallel line to the southerly margin of S.W. Grady Way and the terminus of this centerline description. Together with a strip of land 10 feet in width described as follows; beginning at the heretofore described point X; thence westerly at right angles to the previously described course, 35.0 feet to the termi.nus of this centerline description. I Said heretofore mentioned grantee, its successors or assigns, shall have the right, without prior notice or proceeding at law, at such times as may be necessary to enter upon said above described property for the purpose of construct- ing, maintaining, repairing, altering or reconstructing said utilities, or making any connections therewith, without incurring any legal obligations or liability �� therefore, provided, that such construction, maintaining, repairing, altering or reconstruction of said utilities shall be accomplished in such a manner that the private improvements existing in the right(s)-of-way shall not be disturbed or damaged, they will be replaced in as good a condition as they were immediately before the property was entered upon by the Grantee. �?+ The Grantor shall fully use and enjoy th�. aforedescribed premises, including � the right to retain the right to use the surface of said right-of-way if such use pdoes not interfere with installation and maintenance of the utiiities. However, � the grantor shall not erect buildings or structures over, under or across the 0 right-of-way during the existence of such utilities. �D � This easement, shall be a covenant running with the land and shall be binding on the Grantor, his successors, heirs and assigns. Grantors covenant that they are the lawful owners of the above properties and that tfiey have a good and lawful right to execute this agr ment.
