THIS INSTRIJMENT, made this ___��-�day of __ D��._____ , 19 8�_•
by and between Union Avenue Company, a Limited Partnership , organized
under the laws of Washington, and Metropolitan Federal Savings and Loan
Association of Seattle , as beneficiary under the Deed of Trust .
hereinafter called "Grantors" , and the CITY OF REN`.PON, a Municipal
Corporation of King County, Washington, hereinafter called "Grantee . "
WITNESSETH:
That said Grantor( s) , for and in consideration of the sum of
$10 .00 paid by Grantee , and other valuable
consideration, do by these presents, grant, bargain, sell , convey , and
warrant unto the said Grantee, its successors and assigns , an easement
for a sanitary sewer with necessary appurtenances over, through, across

12 . 00 feet in width and having 6 . 00 f eet of said width on each
sid� of the centerline described as follows �
COMMENCING at the Southwest corner of said subdivision; thence
S 89°00 ' 30" E along the South line of said subdivision �187 .25
feet; thence N 0°59 ' 30" E 50 .00 feet to the POINT OF REGINNING of
said easement and centerline ; thence continuing N 0°59 ' 30" E 82 . 00
feet to intersect the Southerly mar�;in of a private road in
Sunnydale Mobile Home Community and the terminus of said lirie and
easement.
The sidelines of said easement shall lengthen or shorten as
necessary to be continuous .

Said heretofore mentioned Grantee , its successors or assigns ,
shall have the ri�ht , without prior notice or proceeding at law . at
such tirnes as may be necessary to enter upon said above described
property for the purpose of constructing, maintaining, repairing ,
altering , or reconstructin� said utilities , or making any connections
therewith, without incurring any legal obligations or liability
therefore, provided that such construction, maintaining, repairing,
altering or reconstruction of said utilities shall be accomplished in
such a manner that the private improvements existing in the
right( s)-of-way shall not be disturbed or damaged, they will be replace
in as good a condition as they were immediately before the property was
entered upon by the Grantee.
The Grantor shall fully use and en�oy the aforedescribed premises ,
- including the right to retain the right to use the surface of said
ri�ht-of-way if such use does not interfere with installation and
maintenance of the utilities . However , the Grantor shall not erect
buildin�s or structures over , under or across the ribht-of-way during
the existence of such utilities .
� � This easement shall be a covenant runnin� with the land and shall
. be binding on the Grantor, its successors , heirs arid assigns . Grantors
i� covenant that they are the lawful owners of the above properties and
� that they have a �ood and lawful right to execute this agreement.
