WHEREAS Owner holds �and owns fee simple title to the

_ WHEREAS Owner desires to impose certain covenants on said

\ tablishes a restrictive covenant running with the land as follows:
That no building shall be erected on the above described
property until the existing structure thereon consisting of a duplex
residential building shall have been completely removed therefrom.
