� WHEREAS , Oscar Schmuland and Wanda Schmuland are the
� owners of the following real property in the City of Renton,
County of King, State of F7ashington, described as follows :
Lots 25 and 26 , Block 6 of Renton Farm Plat,
according to plat recorded in volume 10 of

AND, WHEREAS, the owners of said described property
desire to impose the following restrictive covenants running
� with the land as to use, present and future, of the above-
described real property;
NOW, THEREFORE, the aforesaid owners hereby establish,
grant and impose restrictions and covenants running with the land
as to the use of the land hereinabove described with respect to
the use by the undersigned, their successors , heirs and assigns,
, , as follows :
HEIGHT RESTRICTION
No building or structure shall be constructed
exceeding a maximum height of twenty-five (25)
- feet.
OCCUPAPICY
Occupancy of the building constructed on said
property shall be limited to separate or combined
offices for a maximum of four (4) doctors and/or
dentists.
CONSTRUCTION START �
Construction shall commence within three years and
be completed within one year thereafter . In the
event that construction is not undertaken within
the three-year period, said property shall revert
to former R-2 zoning, and said restrictive covenants
shall become void, without further action or hearing
thereon.

� These covenanta shall remain in full force and effect, unless ,
otherwise changed or amended by the parties in writing, for a
period of twenty (20) years from date hereof .
Any violation or breach of any of these restrictive covenants may
, be enforced by proper legal procedures in the Superior Court of
King County by either the City of Renton or any property owners
adjoining subject property �vho are adversely affected by said
breach.
