As a condition for granting the Grantee an easement; The Grantee will provide a 70 foot long rockery varing in height up to 5 feet complete in place for slope protection. Grantee will also provide a 42" high chain link fence with red wood slats which -will be 140 feet in length more or less and will be placed from the exi'sting hedge to the north and continue to tie into the hedge at the southeast which is located on a curve. The Grantee will also provide a 4" sewer service connection to the house. The Grantor shall fully use and enjoy the aforedescribed premises , including the ri ght to retai n the ri ght to use the surface of sai d ri ght-of-way i f such use does not interfere wi th instal l ati on and maintenance of the roadway or uti 1 i ti es . However, the grantor shall not erect buildings or structures over, under or across � the right-of-way during the existence of such roadway and utilities . � This easement, shall be a covenant running with the land and shall be bind- oing on the Grantor, his successors , heirs and assigns .
