Schultz and his wife, Maria L. Schultz, are the owners of the following real property in the City of Renton, County of King, State of Washington, described as follows: Lots 29 and 30, Block 6, Car Works Addition, as per plat recorded in Volume 15 of Plats on page 47, records of King County. WHEREA5, the owners of said described property, hereinafter "the property," r �p desire to impose the following restrictive covenants running with the land as to � 0 use, present and future, of the property; � � NOW, THEREFORE, the aforesaid owners hereby establish, grant and impose ,--. � restrictions and covenants running with the land as to the use of the land ~ hereinabove described with respect to the use by the undersigned, their successors, heirs and assigns, as follows: DENSITY Maximum density on the subject property shall be limited to no more than four dwelling units. BUILDING HEIGHT Maximum building height shall be limited to no more than 35 feet. SITE DEVELOPMENT PLANS Submittal of site development plans and building elevations shall be required for approval by the Planning Department, City of Renton, for provision of adequate landscaping, 35g building coverage of the site, and duplex appearance that is compatible with the neighborhood. DEVELOPMENT OF ALLEY Development of the existing alley abutting the site and extending to the northerly boundary of the site as required and approved by the Public Works Department, City of Renton, shall be required. DURATION These covenants shall run with the land and expire on December 31, 2025. If at any time improvements are installed pursuant to these covenants, the portion of the covenants pertaining to the specific installed improvements as required by the Ordinances of the City of Renton shall terminate without necessity of further documentation. Any violation or breach of these restrictive covenants may be enforced by proper legal procedures in the Superior Court of King County by either the City of Renton or any property owners adjoining subject property who are adversely affected by said breach. Reasonable attorneys' fees incurred during an enforcement proceeding will be borne by the parties whom the court determines are in error and shall be entered as a judgment in such action. Donald E.
