WHEREAS, Eugene M. Richards and his wife Catherine Richards, and
Jeray A. Holmes and his wife Carolyn R. Holmes are the owners of the
following real property in the City of Renton, County of King, State of
Washington, described as follows:
Lots 21, 22, 23, 24 & 25, Block 30, Hillman's Earlington
� Gardens Addition to the City of Seattle, Division #l,
� according to the Plat recorded in Volume 17 of Plats,
� Page 74 in King County, Washington.

� WE3EREAS, the owners of said described property, hereinafter "the
fti'y
� property," desire to impose the following restrictive covenants running
� with the land as to use, present and future, of the property;
NOW, THEREFORE, the aforesaid owners hereby establish, grant and
impose restrictions and covenants running with the land as to the use
of the land hereinabove described with respect to the use by the
undersigned, their successors, heirs and assigns, as follows:
CLEARING AND GRADING
Existing vegetation on the property is to remain unless otherwise
specified in the Special Permit approved by the City of Renton per
Section 4-730.040.9 of Title IV, Ordinance No. 1628, Code of General
Ordinances.
DURATION
These covenants shall run with the land and expire at the time of
approval of a Special Permit per Section 4-730.040.9 of Title IV,

Ordinance No. 1628, Code of General Ordinances.
Any violation or breach of these restrictive covenants may be enforced
by z�roper legal procedures in the Superior Court of King County by
either the City of Renton or any property owners adjoining subject
property who are adversely affected by said breach. Reasonable
attorneys' fees incurred during an enforcement proceeding will be
borne by the parties whom the court determines are in error and shall
be entered as a judgment in such action.
