Dalpay are the owners of the following real property in the City of Renton, County of King, State of Washington, described as follows: Lots 21 through 28 inclusive in Block 28 of C.D. Hillman's Earlington � Garden Addition to the City of Seattle, Division No. 1, as per plat Q recorded in Volume 17 of Plats, page 74, records of King County. � O .D WHEREAS, the owners of said described property, hereinafter "the property," 'd' � desire to impose the following restrictive covenants running with the land as r'` to use, present and future, of the property; NOW, THEREFORE, the aforesaid owners hereby establish, grant and impose restrictions and covenants running with the land as to the use of the land hereinabove described with respect to the use by the undersigned, their successors, ' heirs and assigns, as follows: SETBACKS I A minimum 20-foot setback shall be retained along S.W. 12th Street; a minimum I 10-foot setback shall be retained along the east property line; and a minimum � 10-foot setback shall be retained along the north property line. ', L�TASCAPING ,��,t A minimum 20-foot landscape strip shall be �rovided adjacent to S.W. 12th Street; a minimum 10-foot landscape strip shall be provided adjacent to the east property line; and a minimum 10-foot landscape strip shall be provided adjacent to the north property line. A detailed landscape plan shall be submitted to and approved by the Renton Planning Department as part of the building permit application. OUTSIDE STORAGE AREAS Outside storage of materials, equipment, and containers may be permitted within t��ildable portion of the property when said storage is properly screened by a sight-obscuring fence not less than six feet in height nor more than 10 feet in height, together with a minimum five-foot landscape strip subject to review and approval of the Renton Planning Department. DURATION These covenants shall run with the land and expire on December 31, 2025. If at any time improvements are installed pursuant to these covenants, the portion of the covenants pertaining to the specific installed improvements as required by the Ordinances of the City of Renton shall terminate without necessity of further � � • � ! r . � • .,r.
