Amon and his wife Roberta J. Amon are the owners of the following real property in the City of Renton, County of King, State of Washington, described as follows: 0� � West 70 feet of the South 130 feet of the East 1/2 of the SW 1/4 of the SE 1/4, 0 of the SW 1/4, Section 10, Township 23N, Range 5 East, W.M. in King County, WA. � EXCEPT, the South 42 feet thereof conveyed to the County of King for road by Odeed recorded under Recording No. 579�502. Subject to easements of records. H � G� WHEREAS, the owners of said described property, hereinafter "the property," desire to impose the following restrictive covenants running with the land as to use, present and future, of the property; NOW, THEREFORE, the aforesaid owners hereby establish, grant and impose restrictions and covenants running with the land as to the use of the land hereinabove described with respect to the use by the undersigned, their successors, heirs and assigns, as follows: DEVELOPMENT DESIGN AND LAND USE All structures constructed on the property shall be designed to provide a dual north/ south entry. This requirement shall be subject to approval of the Building � Zoning Department and the Policy Development Department. Development on the property shall be limited to professional or personal services and structures shall be designed to allow future integration into development on the properties located directly to the north if and when they are developed for office park use. If at any time improvements are installed pursuant to these covenants, the portion of the covenants pertaining to the specific installed improvements as required by the Ordinances of the City of Renton shall terminate without necessity of further documentation. Proper legal procedures in the Superior Court of King County may be instigated by either the City of Renton or any property owners adjoining subject property who are adversely affected by any violation or breach of these restrictive covenants. Reasonable attorneys ' fees incurred during an enforcement proceeding will be borne by the parties whom the court determines are in error and shall be entered as a . � _ • ' ' � • .
