Petchnick are the owners of the following real property in the City of Renton, County of King, State of Washington; and Thomas R. Dahlby and his wife Kathleen I . Dahlby have contracted to purchase the following real property in the City of Renton, County of King, State of Washington, described as follows : Lot 23, Block 21 , C. D. Hillman 's Earlington Garden Addition to the City of Seattle, Division No. l , Recorded in Volume 17 of Plats , Page 74, in King County, IJashington Less State Highway. � � 41HEREAS, the owners and purchasers of said described property, hereinafter "the � property", desire to impose the following restrictive covenants running with the land � as to use, present and future, of the property; � � NOW, THEREFORE, the aforesaid owners and purchasers hereby establish, grant and � impose restrictions and covenants running with the land as to the use of the land hereinabove described with respect to the use by the undersigned, their successors, heirs and assigns, as follows: SCT6l�CKS A twenty (20) foot setback shall be required from Maple Avenue S .W. in which no structures may be built. DURATION These covenants shall run with the land and expire on December 31 , 2�25• If at any time improvements are installed pursuant to these covenants , the portion of the covenants pertaining to the specific installed improvements as required by the Ordinances of the City of Renton shall terminate without necessity of further documentation. Proper legal procedures in the Superior Court of King County may be instigated by either the City of Renton or any property owners adjoining subject property who are adversely affected by any violation or breach of these restrictive covenants.
