� This declaration of convenants and conditions is made by �
Herman M. Allenbach and Veloy S. Allenbach, husband and wife
(hereinafter "Allenbach" ) , Florence G. Smyth, as her separate
estate, Lucky Seven Investments, a Washington partnership,
composed of the following named individuals: Neil T. Smith and
Cheryl C. Smith, husband and wife; Walter L. Semon and Beverly J.
Semon, husband and wife; James M. Schmeider and Sherry A.
Schmeider, husband and wife; Roy E. Bailey and Hazel M. Bailey,
� husband and wife; Ferdinand K. Reichlin and Kathleen L. Reichlin,
t� husband and wife; Gregory K. Chan and Darleen M. Chan, husband
d" and wife; and Frederick R. Bowser and Robin L. Bowser, husband
� and wife (hereinafter referred to as "Lucky Seven" ) ; Charles O.
� Morehead and Evelyn M. Morehead, husband and wife; Old National
Q Bank; and First Interstate Bank of Washington, N.A. (formerly
� National Bank of Washington) .

REPRESENTATIONS:
A. Allenbach is the purchaser, pursuant to real estate '
contract, of the real property described on Exhibit "A"
attached hereto and incorporated herein by this reference.
�3. Smyth is the holder of the seller' s interest in the real
estate contract referenced in paragraph A above. I
C. Lucky Seven is the purchaser, pursuant to real estate
contract, of the real property described on Exhibit "b"
attached hereto and incorporated herein by this reference.
D. Charles O. Morehead, Evelyn M. Morehead, Old National Bank,
and First Interstate Bank of Washington are the holders of I
interests in the property described on Exhibit "B. "
E. Allenbach and Lucky Seven are developing the real property
for multiple family use; and the Renton City Council has
approved a zoning change to permit the development contem-
plated by Allenbach and Lucky 5even, subject to the
recording of certain restrictive covenants.
F. Allenbach and Lucky Seven by this document desire to create
and burden their respective properties (Exhibits "A" and "B"
attached) with the covenants required by the city of Renton,
and the others signing below as interest holders in the
premises join in the execution of this document for acknowl-
edgement purposes.
Based upon the above representations, Allenbach and Lucky Seven
hereby create and declare the following covenants and restric-
tions on the real property described in Exhibits "A" and "B"
attached hereto (which property is hereinafter referred to as
"the premises" ) .
1. The premises will be developed as a Planned Unit Development
reflecting the common circulation access patterns exempli-
fied in Exhibit "C" attached hereto.
2. Any homeowners' association created in connec�ion with the

3 . The use of the van pool vehicles shall be coordinated with
the computer pool organization. �
4. The owners of the premises at the time of the installation
� of any traffic control device or lane configuration neces-
� sary at the intersection of Talbot Place and S.W. 43rd
OStreet shall pay all costs of said installation.
� 5. The owners of the premises at the time of the installation
Qof any traffic control device or lane modifications or
� roadway expansion necessary at the intersection of access
� roads to the subject properties from Talbot Road South shall
pay all costs of said installation, modification or
expansion.
6. These covenants shall be effective on the date they are
