A. M-V Properties, a Washington General Partnership �
(hereinafter the "Property Owner") owns that certain real property �
described in Exhibit A attached hereto (hereinafter the ``

"Property") . �

� B. As of the date hereof, the Property is improved with �n
� a building. �
� C. As a condition to the City of Renton's approval of �
� a reclassification of the Property to Office Park ("O-P") zoning,
� the Property Owner has agreed to, and hereby does enter into this ,a
� covenant regarding the uses that are allowable on the Property. ;�

(� Now, Therefore, the Property Owner hereby covenants that
the use of the Property shall be subj ect to the following covenants
and restrictions, which shall run with, and touch and concern the
Property:

�1'� 1. Uses. The uses allowed on the Property, and on and
:';� in the improvements located thereon, shall be as follows:
� �� medically related office uses, medically related retail uses,
� medical support businesses including attorneys, accountants,
��,� medical practice consultants, management consultants, medically
� related administrative offices, optically related businesses,
� prostheses related businesses, physical therapy, pharmaceutical
� uses, medical and dental clinics, medical and dental laboratories
and other similar uses.
2 . Changes in Zoning. If at some time in the future
after the date of this covenant, the underlying zoning of the
Property is amended or changed to allow uses of on the Property in
addition to those described in Section 1 above, or if a conditional
or unclassified use permit is approved for the Property which
allows uses in addition to those permitted above, then in such
event, the approved new uses shall be deemed to also be permitted
by the terms of this Covenant.
3 . Successors and Assigns. The terms of this Covenant
shall be binding upon the heirs, successors and assigns of Property
I Owner.
