Said easement is necessitated by the future realignment of Anacortes Avenue NE with Sunset Highway, this being a condition imposed by the City of Renton in order to record Short Plat 100-89 petitioned for by the Gran�ors. It is contemplated that at a later date, Lot 2 (the lower half of the current Property) of future Subdivision 100-89 will be developed and graded so that the slope easement will no longer be necessary. In such event, the Grantee agrees to relinquish their rights under this easement and remove it as a recordable interest against the Property. Said heretofore mentioned Grantee, its successors or assigns, shall have the right, without prior notice or proceeding at law, at such times as may be necessary to enter upon the Property for the purposes of construction, , grading, maintaining, repairing, altering or reconstruction of said slope, without incurring any legal obligations or liabilit� therefore, provided, that such construction, Ograding, maintaining, repairing, altering or reconstruction � of said slope shall be accomplished in such manner that the � private improvements existing on the property now, and in c7 the future, shall not be disturbed or damaged, and they will _ be replaced in as good a condition as they were immediately before the property was entered upon by the Grantee. N � The Grantor shall fully use and en�oy the aforesaid easement area of the Property, however, the grantor shall not erect buildings or structures in said area. This easement, shall be a covenant running with the 2and and shall be binding on the Grantors, their successors, heirs and assigns.
