NOTICE OF COMPLAINT
LIS PENDENS
The Building Director of the City of Renton, acting under the authority of
t,) Chapter 21, Title IV, of the Code of General Ordinances, City of Renton,
')� entitled "City of Renton Dangerous Building Code", hereby complains that
M the subject property is a "dangerous building" as defined in Section 4-2102
of said Code and as specified below:
PROPERTY ADDRESS: 401 Wells Avenue South
LEGAL DESCRIPTION: Lot 20, Block 19, Town of Renton
OWNER(S) OF RECORD: Bert Tachell
OTHER PARTIES OF INTEREST: None
GENERAL DESCRIPTION OF TYPE OF BUILDING OR STRUCTURE DEEMED UNSAFE:
Two story wood frame with basement and a portion one story
wood frame and block.
PARTICULARS WHICH CAUSED THE BUILDING OR STRUCTURE TO BE A
"DANGEROUS BUILDING" AS DEFINED IN SECTION 4-2102:
A. Because of dilapidation, building is likely to partially or
completely collapse.
B. Building is an attractive nuisance to children and a harbor
for vagrants, criminals or ilimnoral persons.
C. Building has been deemed by King County Health Department to
be unfit for human habitation and is likely to cause sickness
or disease.
E. Building has been abandoned for a period in excess of six months
and is therefore an attractive nuisance and hazard to the public.
F. Structural members list, lean and fall beyond 1/3 of the base.
G. There is 33% damage of structural members and 50% damage to non-
supporting members.
I. Portions of said building could collapse and thereby injure
persons or damage property.

Avenue South, Renton, Washington
TIME 10 A.M. DATE November 24, 1970
or such other time as the hearing may be continued.
ALL PARTIES IN INTEREST WILL BE GIVEN THE. RIGHT TO FILE AN ANSWER TO THE
COMPLAINT, TO APPEAR IN PERSON OR OTHERWISE, AND TO GIVE TESTIMONY AT THE
TIME AND PLACE INDICATED ABOVE.
