CONVEYANCE OF WATER SYSTEM
TRANSFER AND BILL OF SALE AND ASSIGNMENT OF EASEMENT
WHEREAS,WALLIN - EDWARDS, INC., a Washington corporation, has here-
1 . tofore entered into a certain Agreement with the CITY OF RENTON, a municipal

corporation of the second class under the laws of the State of Washington, as- evi-
4 ifs denced by that certain Memorandum in writing, dated March 24, 1955, reference
being hereby made thereto, pursuant to which WALLIN - EDWARDS, INC., was granted
certain permits by the CITY OF RENTON for the installation of a certain water
system, as hereinafter more particularly described, and said Memorandum also
containing an option in favor of the CITY OF RENTON to purchase said water system
upon certain terms and conditions, and
WHEREAS, subsequent thereto certain negotiations were had between
WALLIN - EDWARDS, INC., and the CITY OF RENTON for the sale and purchase of
said water system, and
WHEREAS, said parties have heretofore agreed and do hereby agree
to said sale and conveyance, to be effective the first day of March, 1960;
NOW THEREFORE, it is hereby agreed and covenanted as follows:
1) - WALLIN - EDWARDS, INC., a Washington corporation, hereby conveys,
transfers, and sets over and assigns unto the CITY OF -cm • •, a municipal corpo-
ration of the second class, all of its right, interest, equity, and title to
that certain water system, including all mains, trunk lines, laterals, meters,
supplies, valves, and accessories, located within the following described pro-
perties; to-wit:
Within an area generally bounded by 84th Avenue South,
on the West, South 122nd Street on the North, Rainier
Avenue on the East and City of Seattle Cedar River
Pipeline Right of Way on the South, situated within
NW �— Sec. 18 and SW u Sec. 7, T2311, R5E. H.M., all
situated in King County, Washington.
And further reference being hereby made to that certain "Computation Sheet",
a copy of which is attached hereto, labelled Exhibit "A" and made a part of
this Agreement as though fully set forth herein, which Exhibit lists the prin-
cipal items of trunk lines and accessories. In considerat ��$yi ale and

conveyance td the CITY OF RENTON, free from any liens, encumbrances, or interests
of any third party, the City agrees to pay unto WALLIN - EDWARDS, INC., the total
sum of TEN THOUSAND DOLLARS ($10,000.00) payable upon execution of this document.
WALLIN - EDWARDS, INC., hereby warrants that said system, together with all its
accessories is free and clear and that there are no encumbrances thereon of any
t f kind.
2) WALLIN - EDWARDS, INC. further agrees and covenants to execute
and deliver unto the CITY OF RENTON such additional documents, including Bills
of Sale as may be necessary to effectuate the terms and conditions of this
Agreement.
3) In further consideration of CITY purchasing said water system,
WALLIN-EDWARDS, INC. hereby give, grant and assign all of its interest, right
and title to that certain Easement, dated July 2, 1958, pursuant to which the
Grantors, C. GEROLD RESTER, SR. and FRANCES KESTER, his wife, and MAINE E.
DORSEY and DONA N. DORSEY, his wife, granted and conveyed unto ROBERT L.
EDWARDS and JANE I. EDWARDS an easement for a water line, together with right
of entry for purposes of maintenance, repair and replacement, over, upon and
across that portion of Lot 7, Block 1, Woody Glen Addition, and along the follow-
ing described line:
Beginning at a point on the west line of said lot 7, distant
south 0°34'44" east 76.24 feet from the northwest corner of
said lot; thence north 88°04'16" east 36.86 feet; thence South
71°44'44" east 55.69 feet; thence south 67°28'44" east to the
east line of said lot 7 and the terminus of said easement line,
all located in King County, Washington.
and the above Grantees, ROBERT L. EDWARDS and JANE I. EDWARDS, agreed to join,
as individuals, in this Assignment of Easement.
4) WALLIN - EDWARDS, INC. hereby agrees and covenants that it, as
grantors, are the owners of all the properties hereinabove described, and have
good right, title and full authority to sell the same unto the CITY OF RENTON,
a municipal corporation, and grantor shs.11 warrant and defend the sale hereby
made unto the CITY OF RENTON against all and every person or persons whomsoever
lawfully claiming, or to claim, the same.
