THIS DEED, BILL OF SALE and TRANSFER, made this /S day
of C �Z�, 1946, by Marie D. Del Guzzo, doing business as NORTHWEST
WATER COMPANY, (hereinafter referred to as grantor), and the City
of Renton, a municipal corporation,
W I T NESSE T H :
WHEREAS, Northwest Water Co., Inc., was a Washington cor-
poration, owning and operating a water company in King County, Wash-
ington, and whereas said corporation did, on August 20, 1945, pass
a resolution directing the voluntary dissolution of said corporation
and electing E. W. Oldham as Liquidating Trustee, and whereas
thereafter said Liquidating Trustee did by deed, bill of saleand
transfer, convey and transfer to said Marie D. Del Guzzo all of the
properties and assets of said Northwest Water Co., Inc., aV, whereas
thereafter said Marie D. Del Guzzo did conduct and carry on said
water business as a sole trader under the firm name and style of
Northwest Water Company,
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS That the
said Marie D. Del Guzzo has, and by this instrument does, hereby
sell, transfer, assign, convey, and set over unto the said City of
Renton all of the personal property, both tangible and intangible,
and all of the real property, franchises, rights and privileges,
arid all of the assets, whatsoever belonging to and forming a part
-of said Northwest Water Company, and without in any way limiting
the generalities of the foregoing, particularly and especially the
following:
ITEM I.
REAL ESTATE AND EASEMENTS
A. Pumping Plant Site located on Government Lot 7,
Section 17 North, Township 23 North, Range 5, E.W.M.,

King County, Washington. The exact description of
said Pumping Site is to be supplied by grantor and
separate deed given covering said pumping site, and
the well site mentioned in the following paragraph "B" .
B. Well Site located on Government Lot 7 in Section 17, Township
23 North, Range 5 E. W. M., King County, Washington. The
exact description of said well site is to be supplied by
grantor and separate deed given covering said well site.
C. Tank Site described as follows:
The following described real estate situated in King
County, State of Washington; commencing at a point
on the West section line of Section 4, Township 23, '
North, Range 5 E.W.M., 1044• ft . South of the west
corner of said Section 4; thence East 215 ft.; thence
North 44 ft.; thence East 50 ft.; thence South 100 ft.;
thence West 50 ft.; thence North 44 ft .; thence West
215 ft.; thence North 12 ft . to the point of beginning:
improved with 50,000 gallon elevated tank.
D. Easement described as follows:
An easement for establishing, operating and maintain-
ing a water pipe over, across and under a Strip of
land lying one aid one-half feet on either side of
the following described center line situated in King
County, State of Washington;
Beginning at a point north 0° 09' 50" west 994.53 feet
and south 89° 58' 09" east 322.16 feet from the south-
west corner of the east half of the southwest quarter

ITEM 2
FRANCHISES, PERMITS & CONTRACTS

A. All of the rights and privileges of every kind aid des-
cription granted to or vested in the Grantor and/or the
Northwest Water Company by certain franchises of the
Board of County Commissioners of King ddunty, State of
Washington, empowering the Company to lay pipes and to
construct and'maintain pipe linesand appurtenances
thereto in, over, across and upon certain portions of
certain county roads in King County, State of Washington,
as follows:
Franchise No. 93 running for a period of twenty-
five (25) years from May 5, 1930 (covering the
Kennydale area) .
Franchise No. 259 running for a period of twenty-
five (25) years from September 20, 1943 (covering
Windsor Hills Addition) .
Permit No. 21745 (Supplement to Franchise No. 259)
issued March 6, 1945 (covering Honeydew Road area) .
B. All the rights and privileges of every kind and descrip-
tion granted to or vested in the Grantor by Certificate
of Water Right No. 3451623 issued by the State Supervisor
of Hydraulics on February 21, 1945, and granting the ri ght
to the use of the waters of Cedar River for domestic sup-
ply in an amount of not to exceed one (1) cubic foot per
second.
C. All rights and privileges of every kind and description
granted to or vested in the Grantor by certain Franchises
and Permits given and granted by the Director of Highways
of the State of Washington as follows:
Franchise No. 518 running for a period of fifty
years from the .20th day of May, 1930, said Fran-
chise empowering the Grantor to construct, operate
and maintain a water pipe line upon a portion of
State Road No. 2 (Sunset Highway) , in King County,
Washington; to ether with Supplementary .permits
Nos . 1024, 106 and 1151.
Franchise No. 1665 empowering the Grantor to con-
struct, operate and maintain a water pipe line
under, upon and across portion of primary State
Highway No . 2,' King County, Washington(Honeydew
Road Crossing) .
D. All of the rights, privileges and equity of every kind
and description granted to, vested in or belonging to the

Grantor by certain contracts between the United States
of America (Federal Public Housing Commissioner) aid
the Grantor providing for the supplying of water to
certain housing development units, for the advancing
of connection charges, for the allowance of credits
for the repayment thereof, and for the granting of
perpetual rights and easements to operate and maintain
certain wells and to make connections thereto, as fol-

Items 5-B, C and D connect Grantor's system with U.S. Govern-
ment's (Housing Authority's) facilities which are supplied
with water by the Grantor.
E. All other meters owned, including those installed along the
mains and laterals described in Item 3 above and any held
by Grantor uninstalled.
This instrument is being executed by E . W. Oldham, as
Liquidating Trustee of Northwest Water Co. , Inc. , a corporation, as a
precautionary measure and to quit-claim and transfer to the said
grantee such rights and titles, if any, as said Northwest Water Co. , Inc. ,
a corporation or said Liquidating Trustee of said corporation might have
in or to any of the property hereinabove described.
