QUITCLAIM DEED
IN THE MATTER OF Primary State Highway No. 1 (SR 405), Jct. Secondary State Highway No.
^42-M to Jct. Primary State Highway No. 2 in Renton.
THE STATE OF WASHINGTON, for and in consideration of MUTUAL BENEFITS, hereby conveys
4„,1 and quitclaims unto the CITY OF RENTON, a Municipal Corporation of the State of
C) Washington, all its right, title and interest, except as hereinafter set forth, in and to
0 the following described property situated in King County, State of Washington, for use of
the public:
All that portion of the following described Parcel "A" lying Northwesterly of a
line drawn parallel with and 75 feet distant Northwesterly, when measured radially,
from the center line of Primary State Highway No. 1, Jct. Secondary State Highway
No. 2-M to Jct. Primary State Highway No. 2 in Renton:
PARCEL "A": That portion of Lot 1, Block 3, Town of Renton, described as
follows: Beginning at the Southeast corner of said Lot; thence
North along the East line thereof 69.22 feet; thence Southwest-
erly to the Southwest corner of said Lot; thence East 120 feet
to the point of beginning; EXCEPT minerals.
EXCEPT that the grantee herein, its successors or assigns, shall have no right of
ingress and egress to, from and between said Primary State Highway No. 1, Jct. Secondary
State Highway No. 2-M to Jct. Primary State Highway No. 2 in Renton, and the lands herein
conveyed; nor shall the grantee herein, its successors or assigns, be entitled to compen-
sation for any loss of light, view and air occasioned by the location, construction,
maintenance or operation of said highway.
The lands herein conveyed contain an area of 1,553 square feet, more or less, the
specific details concerning all of which are to be found within that certain map of defi-
nite location now of record and on file in the Office of the Director of Highways at
Olympia, Washington, and bearing date of approval September 10, 1957, revised December 27,
1961, and the center line of which is also shown of record in Volume 1 of Highway Plats,
page 76, records of King County.
The grantee, for itself, its successors in interest, and assigns, as a part of the
consideration hereof, does hereby covenant and agree, as a covenant running with the land,
that in the event facilities are constructed, maintained, or otherwise operated on the
said property described in this deed, for the accommodation of the traveling public or
business users of any Federal-aid highway (such as eating, sleeping, rest, recreation,
and vehicle servicing), he will not discriminate on the ground of race, color, or national
origin against such traveling public or highway users in their access to and use of the
facilities and services so constructed, maintained or otherwise operated, and that the
grantee shall maintain and operate such facilities and services in compliance with all
other requirements imposed pursuant to Title 15, Code of Federal Regulations, Commerce and
Foreign Trade, Subtitle A, Office of the Secretary of Commerce, Part 8 (15 C.F.R., Part
8), and as said Regulations may be amended. In the event of breach of any of the above
nondiscrimination covenants, the State shall have the right to re-enter said lands and
facilities thereon, and the above described lands and facilities shall thereupon revert to
and vest in and become the absolute property of the State and its assigns.
Should the lands herein conveyed ever cease to be used for a public purpose, title
thereto shall immediately cease and terminate and revert unto the State of Washington, for
the use and benefit of the Department of Highways.
Except as heretofore set forth, the lands herein described are not required for State
Highway purposes and are conveyed pursuant to the provisions of RCW 47.12.070.
