President Terra Associates Inc 12220 113th Ave NE, Suite 130 Kirkland WA 98034 Phone (425) 821-7777 FAX (425) 821-4334 PROJECT DESCRIPTION: Compton Lumber and Hardware proposes to relocate from Seattle WA to develop a Showroom Lumber and Hardware store. The store will feature a +/-10,000 sq. showroom with showcase displays, along with retail isle, central clerk and service island and some interior lumber displays and storage. The remaining floor area (+/-20,000 sq. ft.) will feature a cabinet shop, and interior lumber storage. There is also a plan to have semi-covered lumber sales on site were displayed on our site plan. Above the retail area will be +/- 10,000 of corporate office area and an employee lunch room, the proposal is to construct a two-story tilt-up construction building Type III sprinkled. The total building height will be approx. 30 ft. The will have open air parking, drive lanes, parking landscaping, site landscaping and (2) loading areas for import and export of goods and supplies also customer pick-ups. Also on site is a proposed partial covered lumber display areas. The adjacent (2) parcels to the south of the project area are planned to be used as expanded outdoor sales and expanded shop or retail areas. This is to be determined upon growth requirements. QUESTIONS: 1. Any revisions or addendums to the approved SEPA and land-use for this site? 2. Are any offsite improvements required? 3. What are the anticipated fees including application fees, permit fees and any mitigation fees? 4. Where is the nearest drainage outlet for the property? Is the drainage outlet a direct discharge to the lake, so we don’t have to provide water quantity control? 5. Fire department access is limited to three (3) sides of the building and it is believed to meet fire access requirements via hose drag, please verify. 6. The proposed project is planned to stay clear of the areas deemed to require soil mediation. Please verify if any additional requirements for the proposed project regard soil implications.
