NE12thSt.ShortPlat,PRE5-000278Page2of5May7,2015DevelopmentStandards:TheprojectwouldalsobesubjecttoRMC4-2-11OA,“DevelopmentStandardsforSingleFamilyZoningDesignations”orinterimzoningeffectiveatthetimeofcompleteapplication(notedasR-8standardsherein).SinglefamilyresidentialdevelopmentispermittedoutrightintheR-$zone.Thereareseveraltypesofrezonesand/orComprehensivePlanLandUsedesignationsbeingrecommendedaspartoftheupdatetotheComprehensivePlan.OnesuchrezoneisbasedonanalysisbyBerkandAssociatesthatwascompletedinSeptember2014.BerkissuedalandusesuitabilityanalysisthatevaluatedRentonzoningandidentifiedmanyareaswheretheexistingbuiltoutdensityisnotalignedwiththedensityallowedundertheexistingzoning.ThereareseveralareaswithintheCitythatareproposedtoberezonedfromR-8toR-6.TheseparcelsarenotproposedtoberezonedfromR-8toR-6aspartoftheComprehensivePlanupdate.However,itshouldbenotedthatthisproposedrezonehasnotbeenthroughthefulllegislativeprocessandtheproposedrezonemaychangeoncethelegislativeprocessiscompleted.MinimumLotSize,WidthandDepth—TheminimumlotsizepermittedinZoneR-8,accordingtointerimzoningstandards,is7,000squarefeetforparcelsbeingsubdivided.Minimumlotwidthis60feetforinteriorlotsand70feetforcornerlots;minimumlotdepthis90feet.The5proposedlotswouldhaveapproximatelotareasof7,008squarefeet.Theproposedlotswouldhavewidthsofapproximately61.45feetanddepthsofapproximately114.10feet.All5lotswouldcomplywiththeminimumlotsize,width,anddepthrequirements.BuildingStandards—Theinterimstandardsallowamaximumbuildingcoverageof40%ofthelotarea.ThemaximumimperviouscoverageintheR-8zoneis55%.Buildingheightisrestrictedto30feet.Detachedaccessorystructuresmustremainbelowaheightof15feetandone-story.Accessorystructuresarealsoincludedinbuildinglotcoveragecalculations.Theproposal’scompliancewiththebuildingstandardswouldbeverifiedatthetimeofbuildingpermitreview.Setbacks—Setbacksaretheminimumrequireddistancebetweenthebuildingfootprintandthepropertyline.TheinterimrequiredsetbacksfortheR-8zoneare:Frontyard:25feetfortheprimarystructure.Rearyard:25feet.Sideyards:15-footcombinedsetbackwithaminimumnotlessthan5feet.Theproposedlotswouldprovideadequateareaforcompliancewiththerequiredsetbacks.SetbackswouldbevestedattimeoftheShortPlatapplicationisdeterminedtobecomplete.Setbackswouldbeverifiedatthetimeofbuildingpermitreview.LotConfiguration—Oneofthefollowingisrequired:1.Lotwidthvariationof10feet(10’)minimumofoneperfour(4)abuttingstreet-frontinglots,or2.Minimumoffour(4)lotsizes(minimumof400grosssquarefeetsizedifference),or3.Afrontyardsetbackvariationofatleastfivefeet(5’)minimumforatleasteveryfour(4)abuttingstreetfrontinglots.h:\ced\planning\currentplanning\preapps\2015preapps\15-000278.angelea\15-000278(r-85lotshortplat),doc
