The attic space is not vented and the skylight tunnels are not insulated (only at the ceiling level). See attached photo#0535. However upon inspection,the attic space and insulation is dry, although there is some evidence of the up roof corners of the skylight flashing (Pan flashing) leaking, Photo#0531.The back pans should have extended beyond the corners farther than they do and the vertical part of the pan (the part that extends up under the shingles), should have been flared out away from the corners so that water is running off of the edge of the sheet metal rather than with or along that edge.After going up on the roof and inspecting from the surface I noted that the shingles are "cupping", photos#0529 &#0530. My concern with this is that we could have "water troughing" which is when the water actually runs horizontally on the shingle rather than fully shedding down the shingle in a vertical fashion. Water troughing is not good on a water shedding roof system. We need to take a core sample of the roof to see what the felt underlayment looks like. My guess would be that it is soaked and has probably degraded beyond its ability to perform as designed. My plan is to come back out with some new felt and new shingles and pull a core sample for inspection and photo's to either eliminate or confirm this condition and go from there. Elk Shingle Company was purchased some years ago by GAF and back at the time this roof was installed they had a "troughing" problem. We have replaced a number of these roofs in recent years for this very reason and found during the demolition phase that the felt paper and the plywood sheathing were soaked from rain water. I will let you know when we will be out to core this roof so that either you or-can be present to observe and take your own pictures.
