Project name is Flip LLC – Build 1 Size of existing lot is 61167 square feet or 1.40 acres – to be 5 lot short-plat and 5 single family homes to be built Location of site: 9600 S 198th PL, Renton, WA 98055; Parcel ID: 7931000001 b. Zoning designation of the site and adjacent properties: Property Zoned R4. Adjacent Parcel –793100-0068 is also zoned R4. c. Current use of the site and any existing improvements: Mobile Home with Detached Garage on Parcel d. Special site features (i.e., wetlands, water bodies, steep slopes): No steep slopes – gently slopes towards north. There could be some wetlands on the back-side of the property (the north-side) – but we are unsure. e. Statement addressing soil type and drainage conditions: Assuming acceptable soil and drainage conditions (mobile home is present) – to determine full capabilities for construction during survey/engineering phase. f. Proposed use of the property and scope of the proposed development (i.e., height, square footage, lot coverage, parking, access, etc.): Initial Plan is to split the lots into 5 Lots and build properties for sale Lots 1-4 Approx. – 72x128 feet – 9216 Square Feet Per Lot. These to be built first. Lots 5 with existing mobile – 105 x 128 Feet – 13440 Square Feet. Eventually will demo/remove the existing mobile and build the final home. Approximately 2600 Square Feet - 3000 Square Feet Homes to Accompany. Standard height for 2 story residential. Homes will have garage /parking built in/ access on the east side of the property via road to be built. g. Proposed off-site improvements (i.e., installation of sidewalks, fire hydrants, sewer main, etc.): We will look at improving either of the two options for site access: Option1 – Preferred – Road Build-Out / Improvement connecting Property to Talbot Road South (adjacent to parcel 7931000058 and 793100000B). Option 2 – Alternate – Build Out / Road-Improvement of the gravel road (S 198th Pl to Paved Road 97th Ave S). These will be mutually exclusive – won’t build out both. Approximately 32 Feet x 400 Feet Side road on the right hand side of the lot – to allow access to each of the individual lot driveways. Installation of side-walk (if necessary) / fire-hydrants (if necessary). All proper sewer lines and other utility hookups will be made to each lot. h. Total estimated construction cost and estimated fair market value of the proposed project: Estimated Construction Costs: $1,935,000 Estimated Fair Market Value of Project: $3,000,000 i. Estimated quantities and type of materials involved if any fill or excavation is proposed: Unknown - none j. Number, type and size of trees to be removed: Unknown – none. k. Explanation of any land to be dedicated to the City – unknown at this time. l. For shoreline applications only (not applicable – below)* i. Name of adjacent water area or wetlands, ii.
