LAG-15-003 Addendum No. 2-20
Extension of Lease to December 31, 2021
This Addendum is made January 31, 2020 (effective date) by and between the City of Renton, a
Washington Municipal Corporation (Landlord) and Attorney & Notary Supply, Inc., a
Washington Corporation (Tenant) —collectively referred to as the Parties:
Whereas, the parties entered into Lease LAG-15-003 dated June 15, 2015 and Addendum 1-16
on December 31, 2015 for Suite 410 located at 200 Mill Avenue South, Renton WA 98057; and
Whereas the City is in sale negotiations that anticipate the demolition of the building in 2022;
and
Whereas the parties, wish to extend the lease through December 31, 2021.
Now, therefore,the Parties agree to amend the lease as follows:
1. Term/Duration/Termination.
A. The lease is extended from October 31, 2020 to December 31, 2021.
B. All other renewal options to this lease are hereby terminated. However the
parties may agree to extend for additional periods of time.
C. Either party may terminate this lease for any reason with Ninety (90) days
written notice to the other party.
2. Schedule of "Minimum Monthly Rent" as set forth in Addendum 1-16 is amended to add
as follows:
$3120.33 from February 1, 2019 to January 31, 2020
$3204.67 from February 1, 2020 to January 31, 2021
After February 1, 2021 the monthly rate shall increase annually$0.50 per square foot
for a total of$3289.00 per month from February 1, 2021 through December 31, 2021.
3. All other terms and conditions of the Lease, including but not limited to Additional Rent,
Leasehold Excise Tax and other provisions, insofar as they are not inconsistent herewith,
shall remain in full force and effect.
