The proposed boundaries have not changed since the original 10% submittal. The area is designated Residential Single Family in the Comprehensive Plan. R-8 zoning is proposed to supplant the existing King County R-6 zoning. Renton's R-8 zone allows densities ranging from 5 to 8 units per net acre. The existing R-6 Zone has a base density of 6 units per gross acre, comparable to the maximum density under the proposed Renton zoning, and a maximum density of 9 units per gross acre. Under King County regulations, achieving maximum density requires the application of density bonuses and transfer of density credits. The subject area includes 55 single-family homes. Vacant parcels total about 8.7 acres. Capacity under R-8 zoning would allow about 51 additional units. . , The topography is generally flat. No hazard areas are shown in the City s Critical Areas maps. At cunent development, the City would assume responsibility for about 3,870 linear feet of roadway of varying widths with the proposed annexation. Septic systems in the western portion have been identified as an area of concern by Seattle King County Department of Public Health. Fire suppression services are currently provided by the City under contract with Fire District 25. With annexation,the City would assume responsibility for both suppression and prevention services. Upon receipt of comments from staff, a combined public hearing will be scheduled before the City Council to allow public comment on the proposed annexation and the proposed R-8 zoning.
