Current language is ambiguous as to what process applies when “a landlord shall have a certificate of inspection completed and submitted to the Administrator,” as stated in subsection F. DECISION: Resolve ambiguity by amending 4-5-125(F) to clarify that code enforcement processes of RMC 1-3 apply. JUSTIFICATION: Necessary to resolve ambiguity. Your submittal should explain the basis for the appeal. Section 4-8-110 of the Renton Municipal Code provides further information on the appeal process. Should any conflicts result the Administrator shall determine the effective code. CODE AMENDMENTS NEEDED TO IMPLEMENT Subsection 4-5-125.F of the Renton Municipal Code is amended as shown below: F. CERTIFICATE OF INSPECTION: A landlord shall have a certificate of inspection completed and submitted to the Administrator under the following circumstances: 1. When a tenant requests an inspection, and the landlord appears to have failed to fulfill an obligation imposed under RCW 59.18.060 of the Landlord-Tenant Act, and the City engages in the enforcement provisions of chapter 1-3 RMC; 2. When the City discovers or is made aware of a violation of this Section and engages in the enforcement provisions of chapter 1-3 RMC; or 3. If an order to cure a violation of this Section has issued.
