The following corrections will need to be made before the City can approve your proposal: Revisions to the Plan 1 Please reference the ground floor square footages of the structures on the plan where the proposed buildings are shown. •. The setback from the new property line to the structure on Lot 3 will also need to be shown on the plan. . The plan will also need to reference the maintenance agreement. The site plan is required to show all existing structures on the property. The ground floor square footages of each structure will need to be provided as well as the distances from the structures to the new property lines. 2 The 11' easement for utilities shown on the plan will need to reference the recording number. The plan currently shows zeros in place of the recording number. 3, The new easement noted for access and utilities over all three proposed lots should be designated as "Private". The Declaration of Covenant on sheet 1 requires the owner of the land embraced in the lot line adjustment to convey and/or reserve the interest in any new private easement(s) to purchasers of the lots at the time of conveyance of the lots. The easement proposed for recording would be extinguished at the moment of recording under the "merger of estates" precept. Therefore, there is no point in recording the instrument or in making reference to it on the lot line adjustment. 4. The new legal description for Lot 1 should make reference to Parcel A not Parcel 1. 5. The access easement over the southerly 40 feet of the three lots will need a maintenance agreement. A draft of the agreement will need to be reviewed by the City prior to its recording. In addtion, the recording number will need to be referenced on the face of the plat.
