The boundaries of the Green River Valley, for purposes of this Section, are generally defined as the Green River on the west, S.W. 43rd Street on the south, the base of Talbot Hill Road to the east, and the Burlington Northern railroad tracks on the north. (3) Lots which abut Lind Avenue S.W., S.W. and S. Grady Way, Talbot Road S. (SR-515) and Rainier Avenue South shall provide a fifteen foot (15') wide landscape strip along street frontages. The landscape strip shall include a minimum thirty inch (30') high berm and red maples (Acer rubrum) planted twenty-five feet (25')on center. Between Hardie Avenue SW and Rainier Avenue S the Burlington Northern Railroad right-of-way on the north, between Rainier Avenue S and Shattuck Avenue S • approximately S 7th Street on the north, and between Shattuck Avenue S and Talbot Road S, SW 10th (if extended) on the north. Areas to be expanded include Area "A"to the block to the west between Lind Avenue SW and Raymond Avenue SW, and Area `B"to the west, north, east and south. By far the largest area to be expanded is Area `B"which nearly quadruples, whereas Area "A"doesn't quite double in size. Area "A"which only allows auto,motorcycle and passenger truck dealerships as primary uses is amended to include small motor vehicles as well. Existing landscape requirements which include the provision of a 30 inch high landscaped berm and red maples planted 25 feet on center have been retained for Area "A". In addition the financial incentives for street vacations have been retained in Area"A". The provisions for Area `B"have not changed that much. Automobile dealerships and related uses including other dealerships are required to comply with the same landscape requirements as for Area "A"except when this would create a hardship for existing uses. Another major change is that whereas Areas "A"and Area 'B"were previously both in the Commercial Arterial Zone, now these expanded areas include the Industrial Medium Zone. Also,a portion of the newly expanded Area`B also includes a portion of the Industrial Heavy Zone.
