Ci of Renton, a Munici al Co oration The Grantor,for and in consideration of mutual benefits, does by these presents,grant,unto the Cit�f Renton, a Municipal Corporation,Grantee herein, its successors and assigns,permission to use for public purposes with necessary appurtenances over,under,through,across and upon the following described real estate,for Right-of-Way purposes,situated in the County of King, State of Washington: LEGAL DESCRIPTION: A temporary construction easement over portions of Lot 27, Eldon Acres, according to the plat thereof, as recarded in Volume 11 of Plats, Page 86, in King County, Washington. Situate in the Northwest Quarter of Section 5, Township 23 North, Range 5 East, W.M., in the City of Renton, King County, Washington. (Please see Exhibit"A"for complete legal description.) For the purpose of constructing the planned project improvements associated with the Park Place N Storm System Improvement Project. This easement is granted subject to the following terms and conditions: 1. The grantee shall restore the entire concrete driveway and parking area,from the end of Park PL N to entrance to the garage. All sections of the old driveway shall be removed and replaced with new concrete. The new concrete shall have a washed aggregate surface, similar to the surface of the existing driveway. The existing drains in the driveway shall be kept functional 2. Any rockeries removed during construction shall be restored as nearly as practicable to the same size and appearance as existed before the work. 3. All ground disturbed by construction shall be graded smooth so it blends into the existing ground surface. Existing areas with beauty bark shall be restored with beauty bark. All gassed areas shall be restored with a general seed mix of native grass. 4. Existing shrubs and trees shall be salvaged and replanted,or shall be replaced with plants of the same species,equal in size to existing, if practically available. 5. The old catch basin at the northwest corner of the property shall be abandoned,the top shall be removed,and the ground shall be restored to match the existing ground. The eroded area downstream of the catch basin, at the edge of the slope,shali be filled in with compacted soil for a distance of about 6 to 8 feet,topsoil and erosion fabric will be placed,and the area will be replanted with native grass. The Grantee shall, upon completion of any work within the property covered by the agreement,restore the surface of the agreement,and any private improvements disturbed or destroyed during execution of the work, as nearly as practicable to the condition they were in immediately before commencement of the work or entry by the Grantee except where modified by the project plans and specifications. This permit shall become effective upon execution by the Grantor from date hereof,and shall continue for two (2)years.
